Thanks for the answer !!

The 50% exemption on stamp duty fees, will be the stamp duty for the loan agreement right ?
*
40-50% discount (neg with your lawyer) is the loan agreement fee.

Let's say one lift is breaking down, ppls r going to rush to get the other 2 lifts. This situation is rather annoying.
when u stay high floor, u got no choice, but wait for the lift
When u stay lower floor, u may juz use the staircase as an option.

Since the security system in 1120 park avenue using the access card for lift taking.

Imagine, when u r ordering gas. From a high floor unit, u gonna wait for the lift and take the lift to reach the G floor to bring the Person up to your house. Tis is juz an example,
Is that true that 1120 park avenue has access card security system for lift taking?

How come the SA never mention it as selling point!? And I didn't know!?

To be frank, Most of The SA there just SUCKS !!!
when i ask them on some tecnhical's Question. they simply cant giv me the answer.
aways end up wit: NOT SURE, CONFIRM WIT YOU LATER !!!!!

The worst part is their Atittude problem
Especially a chinese guy! looks around late-30 yrs old
Damn Lansi !!! Feel like put a hammer into his head !

I prefer the Malay SA there. more polite !
Thus, he derserve to earn my commision. icon_rolleyes.gif icon_rolleyes.gif

they all say "I dont know this, I dont know that".. what actually they know?? selling property which have no knowledge at all give buyer no confident in buying it..

but put aside all this, it just their working ethic and behaviour.. nothing to do with the property.. still a good buy..

Happy Chinese New Year.. I will back to the forum after i get back from hometown.. there shd be a lot to read in this forum after a week.. Keep up posting.. need more info flowing...

Happy holiday to other races as well..

Strict access is good if we do not vandalize the access system. I saw some residents just simply bang the gate, hit the lift door and like hope it is broken down in some of the condos. Hopefully we have matured residents to stay in and protect our common property (also our $$$). Do you know a lift will cost about 200K - 300K?
