just submitted my application to OCBC and HSBC

update on 19th Jan 2010, 5 days after launching
Tower 3 still have 136 vacancy
Tower 4 still have 71 vacancy
Tower 5 still have 64 vacancy

no badminton court
field not for football
BBQ pit beside every pool

Mmm, its nearly 25%, which reflect 1/4... And these units are not taken! and this is with assumption 100% sale in Phase 1.

not so impresive

ppl becoming more careful since they know
launching price for phase 1 from this forum

i do think increase around 15%, 1 week not sold all yet
it will take quite sometimes, maybe another 2 weeks

I just calculate from the board... maybe they closed a few sales today and yet to paste the sticker leh...

There is no hurry to sign the LO.
I would suggest to wait for LO from a few bank for comparison.
TIP: some bank have hanky panky in LO. be careful

You need to ask and press for discount.
Those UOB SA are "programmed" to tell you no discount.
UOB=bad service. never customer first

Yup lorrr...i go early on friday(launching date).I wish i can get like level 8 or 9 but all booked..And the level 11 so Type S only left 1 unit so i fast fats book de..:)BUt the price for each floor increase is not too high..my brothe is at same tower but at level 6 only different less 2K plus but is 5 floors different.

I get my loan from UOB.The legal fees u need to nego with lawyer not the bank..The bank will charge standard rate which is 2% of ur purchase price.

Why is creating an account for park avenue?What i mention on facebook is samething like forum but at facebook is so call GROUP..We create a Park Avenue at facebook and for those who already have a facebook account can just join in to the group..And if you guys want TT session and facebook also can do a schedule time.I think is quite easy to use it..some more have this chat room whenever member login and we can straight to get an answer by chat online..No need like forum we have to post an questions and waiting for reply..All this is just my opinion.(sharing only).Last decision is depend on the moderator..smile.gif

Two of my friends brought each a unit at tower 5.Both units are type S2,1 at level 8 and the other at level 7.The price is different around RM4k.huh really a lot different for the pricing.Or mayb the developer marked up the price for level 8.hehe.

HuH??!! 1 floor different cost so much??!!I think the developer give different pricing for different tower..Anyone can share with me what is the price for Tower 3 and 5 for 11floors Type S1...My is rm 217,988.00

Let's see what is the different..

i just now i call my lawyer n UOB SA, So my legal fees RM4160 before discount include into my loan but after loan disburment to developer n lawyer balance discount for legal fees get back to me by lawyer. thats mean i get $ from my lawyer.

it is better we put legal fees in loan or we just pay cash to the lawyer

Lawyer told me to discuss with bank.We cannot get bek cash from them.mayb the balance they will reduce principal..better to pay cash...My legal fee is RM2500 if pay cash.If include in the loan is RM3300.
