Well, at no point did I mention that is wrong....didn't I.

I was just pointing out that its the usually suspected method of SD in their 'so called' launching & re-launching of the second phase....

I supposed when they received the license to start launching they receive it for both phases (whole project), so it means they can already take booking for 2nd phase. But when asked the exact price of the 2nd phase they just said '3% increase'..and they still dont want to ke any confirm booking for now.I guess they just want to see the response of P1 before deciding for P2. Unless the promotion period is extend again until maybe July, I dont think the price of P2 is much different. 0.5% the most biggrin.gif

Unlike the rest of yous. I went there at 6pm just to make sure that it was sold out. Hehe... (which I seriously didn't expect it was going to be)

According to few agents and bankers, huge demand on subsale for denai alam. But most of the owners don't want to sell. Investors also prefer to hold, play wait and see. Maybe they think that the market value will increase more in future due to SD new launching price trend.

U r right, u didnt. My fault. I just think that is a good tactic to lure buyer. If you dont buy it now, you going to pay higher later.

I was told by my SA that the aster's corner will be on ballot...anyway it doesnt matter as all d corner units were sold out on friday except for a few intermediate units.

The pre launch for VVIP & mgmt started on Thursday...and Friday was for their staff...so that's why I didn't bother to go to the sales gallery
yesterday.

Recent launch at sungei besi lakefield by YTL requires rm50k to qualify for balloting. They launch the 3 storey super link called The REED. Apparently, it was sold out in a day.

SD is not bad after all.

my gosh....its still a bbb senario....i never would have tought that one day link houses would hit almost a 1 mil mark esp. in places like denai alam . even klang also almost the same ....its amazing ...

Overall..happy with today's visit.. thumbup.gif  The overall finishing i think a lot more impressive compared to the earlier phase of SD.Much improvement..Not sure about future development. Congrats to the owner of the house I 'ambush'..maybe one of you..hehe biggrin.gif

Being an owner myself, glad to hear that. But I've been wondering about demand on subsales for a while now. I got the same "most owners don't want to sell" reason too in 2010 when I was doing research on DA. Now, from my observation, in my phase there are two corner lots asking for 1.2mil and 950k that have been on sale for months. I know one of the owners and he reduced the price from 1.1 last year to 950k now smile.gif .

C3 is Nerida right? Maybe for slighly above RM1m, buyers think they might as well go for the popular Verdania or Opulenia.. which have bigger built up and to some people better design and finishing..

also, maybe corner unit a bit harder to sell.. how much was the launching price for the C3 corner that they are now selling at RM950k-1.2m ? the intermediate is around 100% appreciation already..
