Let's keep this post as a record.. I got a unit of the Fern at 554K. Let's see in two years time what would be the price I can fetch if I decide to sell.
The only reason I bought it was I like it being away from the city, close proximity to K.Damansara. The trunk road to KD will be elevated/expanded which apparently is an approved project?
The cemetery is not noticeable actually if you don't pay enough attention. I certainly didn't notice it when I go via the KD trunk road and do my Fern's site visit.

Hahaha. Cool ! KIV pls. Few mths back there was an agent called asking if I have intention to sell..they will price it at 780K at least.. A shocker and told them 'no, not for sell!'.

well even without the link II, from DA to Giza is only about 10-15 mins during weekend.. A hypermarket like jusco/Tesco will do DA good. In fact i don't want the whole DA to be flooded with commercial ... i like what it is now..perhaps a few shoplots with oldtown or papa, kfc or Mcd.. will just be good enuf.

RM300psf for landed property, 10 minutes to Kota Damansara Giza.. Ask ourselves how much is the service apartment , psf, that was recently launched in that Giza area??

It is not about Sime darby, is about commercial lot's potential on a bumi majority township..
btw..i'm vested here in DA. As mentioned before I just wish some small groceries and a few kopitiam to be established here to maintain this quiet residential area..

@AVFAN, Don't know about others, but my criteria to stay in DA is pretty straightforward, as mentioned in my earlier posts. I'ven't took delivery of my unit and since I have almost half the intention to stay in DA, I wouldn't be too sensitive to the subsale demands and pricings..
school, commercials, health cares are all mandatory in a new residential area.. whether it comes first or later, i feel it is of chicken and egg thingy.. and I believe with close proximity to kota damansara, it isn't a concerned to me at least for now. Well, I told myself, if u want a FH landed property and prices aint' crazy as in million, this is the one I should be buying..

I agree on investment proposition, current DA certainly lacks something that is obvious at the moment, without much debates. But the overall DA masterplan does consist of light commercial, schools in fact.. But whether the local demand will drive these development up on schedule, i wouldn't be able to comment either.. But to be fair, for all landed properties in KV, I always give it a benefit of doubts for at least 5-10 years.. will see.
