Was immediately in love with Opulenia design the first time i saw the layout, but could not make up my mind. Bought a Nerida corner lot instead, love it too as it has a 2000sqft garden rclxm9.gif

Congrats Feezar25 on your purchase;). I'm one of the earlier buyers in DA. Glad to see that this thread is beginning to be active.
Let me just share my experience here. Quality of houses from earlier phases in DA is very bad. Just google a thread in Malaysia Real Property forum and you can raed all the negative feedbacks. First occupation in DA I think is around 2006/7. Somehow I bought one unit (phase launched 2008, but SA offered me one from a cancelled purchase, that's what he said;)) in 2010, and prepared for the worst. The project was delayed about 14 months. From what I gathered, SD appointed the same bad contractor from the previous phases. What a heartache for me to see my house was all ready and looked fine from outside, but I had to wait for the rectification works that were done before handover. Anyway, after handover, think overal quality is so so only and this is based with discussion with neighbours too. Fitting in baths are those that you can buy in hardware shops. Maybe due to the higher price of newer launches, you get better fittings;). And quality wise, maybe SD has learnt tthe lesson, if so good for the new purchasers.
You can still see complains on Opulenia, Clover Par houses in the FB.
BTW I already mentioned here earlier, I bought Nerida (C3-1), corner, builtup- 3200 sqft, landsize around 4700. Bought for 720k in 2010. Though not really happy with the quality, I'm pretty happy that I made the decision to buy. can no longer afford the new launches.
BTW, join DA FB group...it's quite active;)

I, (and maybe just like a lot of other genuine house buyers for own stay) waited since 2008 for the price to come down. Finally bought in 2010 and I'm so relieved that I did that;)

Yes...no price drop, and I was just tired of waiting and took the plunge;). 2009 my sister wanted to buy there, intermediate (22x80) offered at 360k, I discouraged her saying it's expensive. 2010, went to sales office and intermediate already selling at 500k. I got offered by SA a corner at 720k, did a bit research, for new launches then with same builtup, landsize about 900k already...so I pejam mata and bought;). My neighbour (same phase, same unit type, landsize) bought in 2009 for 660k.

Talking about DASH...in 2008/9, during launches, in the map, there was that dotted line inducating a proposed hiway (think it was called NNKVE then). When I returned in 2010, on the brochure of new launches that time...no more dotted line;). I asked SA, what happen? One of them said it was a project proposed by the Federal Gov, they didn't have update, so they did not put it on the map. So, I bought the house without being too hopeful on the hiway. But now, can I say it's confirmed rclxms.gif . Anyone knows when the construction work start?

Jason_chee...even for own stay, if possible want to buy during low price. For a lot of people, it's like a whole life commitment, right?

About DASH, I'm also not very sure. The latest from Prolintas website, realignment of route shows it will go in between Mutiara Damansara and Damansara Perdana. So, I guess the prob with MD residents has been solved. Or is it just wishful thinking blush.gif

Anyway, I bought phase C3.

Yes, agree with you. That's why I finally bought eventhough price was getting higher, but for own stay, as long as you can afford to pay for it and like the environment..just go for it. We can't not be too calculative.

I have no exact idea, but from my experience yes. It could also be due to the increase of market price. My phase was launched in 2008, bought mine in 2010 (was told original buyer cancelled). When I compared to neighbour with same unit/landsize, price increased around 60k.

No, it was still under construction. Like I mention earlier, phase launched 2008, unit offered 2010...so I guess the within that time, market price already increased, so that kononnya smile.gif justified developer's decision to increase. If the unit offered to you was just recently launched, they may not increase the price. I hope that's the case. Anyway, when I bought, Fern Lane was being launched, so I was offered the promo package that Fern Lane buyers got, that's another reason for me to buy.

Yup, quite active....so are the hantus and penyangak;). There was an attempted break-in last week. Normally break-ins happen during the day when nobody's home. last week, at 2 am, very daring move, didn't budge even alarm went off. Luckily owners managed to shoo them away. Anyway, some phases are actively gathering support to hire own security.

Happened at Lorong 50H, that's Verdania if I'm not mistaken. And yes, the phases that you mentioned are discussing to set up own security. Just join FB group, but I'm not very sure how to introduce yourself as genuine owner. They are talking about setting up a yahoogroup to communicate better.

Well...dunno what to say, I'm in both DA group and DA Closed group. Someone that is already a member there verified me as genuine. Or the best and fastest could be by registering with DARA. I was accepted as a member even when my house was being built (I mean not a resident yet).

Just apply from the bank to start paying. I learned that from some experienced people in DA also. I applied after 70% disbursement;). The bank said I could actually do that after 50% doh.gif

biggrin.gif You guys reminded me of the time when we (myself and neighbours) waited for VP of our houses. A lot of heartache, as SA (and other SD staffs) kept telling us different date. Total delay is 14 months. But of course newer phases won't experience that.

Yup, compensation paid. Delay mostly due to rectification works on bad jobs done by the bad contractors. Anyway, I'm quite happy with the house...still got defects but relatively much better compared to previous phases smile.gif

Being an owner myself, glad to hear that. But I've been wondering about demand on subsales for a while now. I got the same "most owners don't want to sell" reason too in 2010 when I was doing research on DA. Now, from my observation, in my phase there are two corner lots asking for 1.2mil and 950k that have been on sale for months. I know one of the owners and he reduced the price from 1.1 last year to 950k now smile.gif .

Yes, I guess so too for corner units. Fittings for bath that we have can be bought in hardware stores tongue.gif , but looking at the price of current launches, I think I should stop complaining. SD must justify the price with better materials. Having said that, I'm also curious on the intermediate...is there really subsale transaction at 600+k. Or buyers more interested on current launches. BTW Nerida intermediate is 22X80, and to me design is not really appealing too biggrin.gif.

And launching price for that corners on sale is around 650k.

We finally received VP in Oct 2011, after 14 months delay *phew*. But that's for Nerida 1, or C3-1, C3-2 was just slightly delayed.
