Just came back this evening from DA sales office to place a booking. Took leave today with HM to view that area (Cahaya SPK/Sunway Kayangan/Kayangan Heights). Even extend my visit until AI, Glenmarie Setia alam. But end-up in DA. Been doing this for the past 2 weeks until car full with house brochures already. But the latest SD deal so tempting.

Theres a developer release unit for the teres infront of the sales gallery (forgot the name) but limited about 4 unit only.completed with 24months guaranteed period.going for 600-680k.release together with the promotion yesterday, not sure available today or not. SemiD willow park and maple terres link still available few unit, but just now drop by to pass sthing to my SA, 2 unit of maple have been taken up this morning. I booked maple. Can wait for their next double story terres house launching this month. Not sure wht date.might need ballot as i overheard some SA talkin to customer just now.

I've not move in yet too...By the time I move in (hope so) my eldest kids will be standard 3 primary.

I think most most buyers are young couple with kids. Seldom see uncle/auntie bought this area.Most of them have money, so invest in matured township (more expensive) for retirement or investment.

From what i know (told by SA) all free hold land on the left site of guthrie hway (if u r heading to rawang) belong to SD.from bkt jelutong to elmina except some portion of leased hold land belong to SPK,sunway kayangan etc. Near batu arang exit.

IC. Ithink the heart of every township is the commercial area. Is this first step is well develop, the rest will follow. As of now I'm not sure about the progress of E-boluvard. Only I know one of the major bankers is opening their branch over there.thats all.

Anyway, just bring my kids to DA yesterday, went to DARC..look at the place. (My kids like the horses so much doh.gif ) Nice vibe for weekend family activity. Like the environment..Saw people jogging/walking their pets at the nice jogging track around the township. Kids playing at the playground (every project have their own playground from what I see) Nice, quiet not hectic..very2 suitable for young family to settle down. Very contrast from my current hectic life. Maybe because I currently stay at DP tongue.gif

ON. they currently table out the proposal for community complain/protest (as all other h/way project does). Once this closed, implementation time. Im not sure where it starts (some say from puncak alam) but the final alignment at where it ends currently being discussed as both DP and MD resident doesn't want the hway to cut through their area.

My personal view cutting through MD is more feasible as DP has more apartments and high rise condo. Either way, up to local council to decide.

Sad news for me today..I join the lifestyle collection promotion (free SnP,Legal Fee SnP and Legal fee finance stmp duty,DIBS..bla bla), after 3 weeks my loan finally approved by tiger bank just now but too bad when I want to sign SnP today, it has exceeded the promotion period by guess what,...2 DAYS!!..I try to talk to the SA and the manager but to my disappointment the don't allowed extension. I even willing to cancel my old booking (and pay penalty for the booking cancellation) and re-booked the same unit again so the 21days promotion period will be based on my new booking..But they wont budge...Im out option now. If I want to purchase the unit now I would have to fork out another extra $$$ which I don't have.

I know there is a way to solve this as Im a genuine buyer and Im not looking for profits and I know the market is quite slow nowdays, but the developer (SA and manager) are very keng and wouldnt mind if I cancel the unit so they can reserved it and sell it at a higher price. Only thing is, I dont know who can I talked too..

Very disappointing .... vmad.gif cry.gif

Yes I think so too..Logically I dont find it hard as Im a genuine buyer. If I cancel the booking now, and someone else booked the same unit (who still cannot confirm if their loan can go thru-still have risk the unit cant be sold), SD still have to honor the promotion to the new buyer. Why can't just take me instead, since Im a 'guaranteed' buyer with an approved loan in hand..If Im the developer, this is a no brainer...they just wanna play games!! rclxub.gif

Basically its written black and white in the purchase form of the period that I need to get the SnP signoff. I just can't believe they willing to loose customer just because the loan got a late approval (exceed signoff period of SnP). But after one day pulling all my resources, I manage to speak to SD property no4 (one of the Head) and his very kind to offer me a help. He was also uncomfortable with the fact his branch manager miss treat SD customer (being so Langsi) and he apologized and said he said he will solve this and get to the bottom of this and advice me to sms my property detail for him to work on.

I didnt mention names (just not my style, I only want to resolve issue) but I guess somehow he got to them (the SA and his manager) once I let him know my prop detail. With also some help from my tiger bank branch manager who happen to be his good fren, the SA call me this evening (dun know if he kena whack or what-doesnt care) and said I could come tomorrow and bring some simple letter for formality. I'm still entitled for the promotion rclxms.gif (confirm by the no.4 , 5 mins before I write this thread reply).

My Conclusion is.

1) Top management of SD are good and more customer oriented and willing to help if there is a problem.

2) Branch level manager and SA is just trying to make sale (maybe they dont have the power/scared/simply doesnt care to bend the rules for customer banefits)

3) Branch level try to block my unit (bumi lot) and re-sell it (after getting consent to swap the bumi lot to non-bumi) at a new launching price.Although this was only my assumption but can see clearly the motif there.

4) SD overall is still trust-able and reputable developer (the promotion deal is also good in my point of view) only some manager trying to be too greedy to boost his branch sale.No customer service at all.

5) Bank are very tight nowdays due to BNM rulling but interpretation of commitment for approval differs from one bank to another. My first tiger bank (PJ branch) reject my application at manager level and that what cause the delay. My 2nd tiger bank (KL branch) approved it in 4 days (although unfortunately miss dead line)

6) If you are not too concern bout the promotion, u can applied to any other bank and get higher chances of approval rate.(not in my case)

7) Get prepared for any unfortunate event that you might 'miss the boat'.

8) Always prepare to fight for your right because not like some other people this is a life commitment for me and a huge deal...I put my life saving in here

To all of you who gave ideas on how to solve my problem, Thanks all...hopefully we can be neighbours one day..
