Just came back from DA checking out my Fern Lane unit.

Majority work already completed...

Just need to wait for the CF I assume...

What do you think about the colours they used for Fern Lane....I feel that they are not match at all...Odd!

rfm,
C3 is Nerida right? Maybe for slighly above RM1m, buyers think they might as well go for the popular Verdania or Opulenia.. which have bigger built up and to some people better design and finishing..

also, maybe corner unit a bit harder to sell.. how much was the launching price for the C3 corner that they are now selling at RM950k-1.2m ? the intermediate is around 100% appreciation already..
*
Yes, I guess so too for corner units. Fittings for bath that we have can be bought in hardware stores tongue.gif , but looking at the price of current launches, I think I should stop complaining. SD must justify the price with better materials. Having said that, I'm also curious on the intermediate...is there really subsale transaction at 600+k. Or buyers more interested on current launches. BTW Nerida intermediate is 22X80, and to me design is not really appealing too biggrin.gif.

And launching price for that corners on sale is around 650k.

When was C3 completion?

We finally received VP in Oct 2011, after 14 months delay *phew*. But that's for Nerida 1, or C3-1, C3-2 was just slightly delayed.

Nerida Corner selling 650k during launch? This seems like intermediate gain more than corner as of current price

Unfortunately yes.. as i said earlier if someone is willing to pay around RM1m for a corner (mainly for own stay), they would consider buying Ivy, Clover, Fern lane, Opulenia, Verdania instead.. which i persoanlly think are different class.. i heard SD appointed better architects and contractors for phases after Nerida..

However in the current market, Nerida owners can still make at least RM200-300k profit easy from selling them..

Was driving around denai alam today. Notice the development opposite fern lane (I think mulberry grove) uses sand bricks. Sad to see this since SD are selling their units at top pricing but using 2nd grade material. Anyone notice this?

Btw. Next week 9th June Aster grove phase 2 will be launch but this time balloting will be introduce. Phase 1 was sold out on the same day last sat 26th May. Unbelievable for 24 x 80 intermediate price at 846k onwards. End unit 1050k onwards. Heard phase 2 prices will increase by 50k.

Added on June 3, 2012, 12:12 amLooking at the catalog I pick up for Maple, specification for wall is cement sand bricks. And aster grove is clay bricks / cement sand bricks.

All DA properties so far use sand brick. Clay brick only for the party wall.

Except Ficus Peak. For some reason, this phase almost all reinforced concrete walls
(I think so, don't see any bricks, see a lot of iron rod meshings, then they cover with concrete)

Other big name developers also like this lah. Squeeze every cent of profit before the bull run is over.

Not just DA.I think all are overpriced now in KV. Whether it make sense or not is another story thats up to individual preferences. Owner/Invester/Bystander/first time buyer/confuse buyer all have their own version..

I've been scouting for my 2nd property for my own stay for the last 6 months..went all over, checking every show unit available, (all in KV) but end up in DA.hahahhah.. biggrin.gif My first choice is DPC, but for obvious reason, I have to settle with my 2nd choice.. tongue.gif
