Denai Alam, Kindly advice sifoos & friends..

Thanks rfm. Was yours completed? The property i'm interested in is still under construction. Was told by the SA that I can chk again next week if it's available as the buyer is still waiting for d loan. otherswise I have to reconsider maple or wait for aster grove.
But it doesn't make sense if they want to increase the price for d next buyer especially when d cancellation was due to the earlier buyer can't get d loan.

Its in the discretion of the developer to increase the price base on their market value i think (hey thats the point of business-to make money). But I was earlier offered by SD DA a complete unit (developer unit) at launching price but without any promotion or bumi discount. (I guess it was unsold unit/last minute buyer cancel unit)

Like I mention earlier, phase launched 2008, unit offered 2010...so I guess the within that time, market price already increased, so that kononnya  justified developer's decision to increase. If the unit offered to you was just recently launched, they may not increase the price. I hope that's the case. Anyway, when I bought, Fern Lane was being launched, so I was offered the promo package that Fern Lane buyers got, that's another reason for me to buy.

Most forumers here r owner of fern lane? Is it gated? Actually my major concern is the security, as my phase is not G & G. Worried how it goes in future....

anyway, most later phases in DA are designed with single entry/exit point in mind.. much easier to implement security measures.

if not wrong ficus peak is very very close to high tension and i think a few tower concentrate there it can be just at the back of the house

HTC runs along the vacant land besides Lavender..so it cud be close to Ficus too (along the main road leading into bkt subang).

Worried how it goes in future.... actually G & G also ppl can break in if the security enforcement is not strong. if ur area is not G & G, then you can form the RA (Resident Association) and then get consent from all the owner of the area. Submit application to the MBSA. Once get the approval, you can cordon the area and then hired security guard. but the RA must be strong.  just my 2 cents.
