thought they have green avenue, jalil Damai, treez, the zest (not far).

Add vista komanwel, greenfield and arena green (apartment)

check out supply versus demand 101.
setapak have a lot of recently completed condos (meaning sudden inflow of supply against on-going demand).
bukit jalil existing highrises are pretty matured (eg. green avenue, jalil damai, vista komanwel, savanna 1).
the ones coming online soon are in progressive mode (meaning slow supply verus on-going demand).
savanna 2 (extremely limited supply and catering to high end category), covillea (for upgraders and newbies with decent amount of unit but not too many), treez (another niche product and limited units concept), zest (i don't really qualify this product as within bukit jalil but even so, it's different product group altogether).
looking at things so far, covillea is indeed a very valuable investment. the remaining 30+ units is still a good bargain if one can afford it. existing 1st and 2nd batch purchasers must be quite happy. notworthy.gif
anybody have any luck petitioning for hot water supply to bathrooms??!! icon_rolleyes.gif

Anyone know the process/procedure when selling the unit during construction period ? Under the housing act we can sell but Berjaya till now not encounter any case, so do not know the process.

Anyone of you already ask the lawyer ?

Anyone of you know the cost involve?

visited the showhouse sometime last year......440k was a bit too steed for me........so i just enjoyed the showhouse n the golf view tongue.gif there were lower units with small skyGardens for RM600k ++...most of the current tenants/buyers are koreans smile.gif

not that bad la... once the temporary bus stop moves away end of the year (if i am correct), the situation will be much better... as far as events are concerned, as long as you do not ply the roads immediately beside the stadium, it is ok wan... flex.gif

I agree it is usually not that bad even during most events. Only time when it's really very bad is during the major football matches, maybe once or twice a year.

i got a friend who is interested... but he wants to know... how many times have prices increased since original launch?

usually:
1. early bird discount removal, then
2. price increase after 10-15% sold, then
3. price increase again after more units sold, etc.

so since original price (including early bird discount), how much has price increased?

anyone know?

let's see if i got this correctly (others please chip in to verify or rectify).
1st day launch block b with price A (got another 10 or 30 RM10k voucher as early bird presents but vouchers is only entitled for purchasers. if you got the voucher but you didn't buy, it's one of the voucher already so effectively it's less than 10 or 30 people who got early bird RM10k discount. maybe even zero people if none of the first 10-30 people didn't buy???).
then 2nd day onwards is price B=A+approximately RM20k per unit.
then after certain encouraging sales, increase to price C=Bx10% or is it launch block A at price C?
then after that a revision on pricing for another 10% across the board?
is that correct?

hhhmmmm i think the cheapest unit was RM379k. assuming he was 1st day purchaser without early bird voucher.
1st day - rm379k
2nd day - rm399k (rm379k + 20k)
3rd batch - rm439k (rm399k x 1.1)
4th batch - rm483k (rm439 x 1.1)
let's not forget the 1-2k difference for incremental floor differences?

anybody actually know the cheapest unit for type A & B for each block and its remaining unit per type per block?
and anybody check out the progress?

I believe you are right, i have read all this thread few months back ...

1. First time increment about 10 or 20k
2. Lauch block A with higher price due to better view and lower density but not sure whether they increase price on block B or not.
3. Half year ago 10% increment after 2/3 of the total unit sold.

Hopefully KM1 price goes up and sales still good ...

hmm, for the last batch of buyers the price would have gone up 0% haha. I think I would count starting from the date all the units have been disposed of and we're talking secondary market : )

Looks like this covillea site progress quite slow, till today only 4-5 floor above podium. hmm.gif

And heard that today morning got accident, worker fell from level 4 to podium level, 1st dead for this project

you can factor in 'guaranteed' increment upon VP. that's what most project does. usually in the region of minimum 10%. so we are talking about give or take about 40% for the 1st batch purchaser!

that is just too bad and sad. on the bright side, progress at level 4 or 5 after podium ain't too bad. there's only 20 floors after the podium. 4 or 5 out of 20 is already 25%. looks like on track for end 2011 or early 2012 completion?

funny you say so. i would have guess most people prefer units without balcony. bigger built-up. and besides, they can still enjoy the view.
