Visit this sales off at bukit jalil, there are construction going on look like they building showroom for km1. The girl in off said km1 launch next year. Last time said year end. Can I know 700k for how many square ft ?

Oledi to 8th floor. Very fast, average 1 floor in 10 days.

Foresee the price in BJ will go up steadily due to nice staying condition with green and great accessibility.

please make sure add 40% to cost before selling to cover spa, stamp duties, interests, lock-in penalties, etc. anything less will not break even. go for rm850k.

With the loan to value ratio 70% announced by BNM today, doubt it can sell that high.

Most are speculators.

There is still about 30 units available from developer ... How to sell high price if these units are not cleared ...

frankly if can't flip this unit, i don't mind staying there. seems like a real cool place to be. facing golf courses, lrt within wlking distance. big unit, freehold. 2 car parks. etc.
think the rental is gonna be great too.

I was there in their sales office last weekend. I count the sales chart. Block B has more available units (about 20) than block A maybe due to lower dentisy in block A and better view. There are units in block B unit 8 and 9 which is facing exactly swimming pool view and golf view. Wondering sales for these two units not so good as expected. Berjaya put higher price for these two unit maybe they tot that both have exactly swimming pool view and golf course view, and also privacy due to corner unit. I tot these two type of unit are not bad but i would go for last unit 9 (1400 sqft). Dont really remember price i think about 600k.

I can't remember which is the cheapest but i saw one unit block A floor 23A and 23 or 22 .. unit 7 (1400 sqft) .. the unit close to block B selling at 550k. I think that is the best unit if i wanted to buy one .... It has swiming pool view as well as golf course view might block a little bit by block B. It is also corner unit. Tempted but very scared to buy another one in current market situation ... very uncertain with new 30% measure taken by goverment ... I think it will not affect the current market situation but i am not a risk taker .. smile.gif

what's the % margin you guys are looking at to release your units upon completion or otherwise?
do you guys fix any firm %?
and is it % of capital vested or % of the purchase price?

funny you say so because i'd been getting a lot of enquiries lately.
that's why contemplating to sell or not.
best offer currently is about 100% from what i'd vested in. think i should let go?
personally i think the rental or fully completed should be more valuable.
