Balcony unit i believe no more. For me i would prefer without balcony cause it is waste of space ...

Are you talking about the units with extra garden?? Not balcony maybe ...

as i understand the size is the same. the balcony is added space.

many are asking for it as they can stroll out to enjoy the golf course.

heard that it's up to 9th floor only - is it true?

From the 5th to the 9th. This is a marketing gimmick as units at these floors will be affected by noises generated from the playground and swimming pool in common area and it is usually not a favourable floors, hence the open garden ala balinesse style, to make it more attractive to buyers!

the higher floors hear more noises than lower floors-lah.

I've stayed in several condos and find that for swimming pool (children crying, splashing, loud conversation) sound, the lower the floor, the louder the noise. So u might enjoy the sight but might be disturbed by the sound.

As for road noise, lower floors below tree-line level, road noise wil be absorbed/blocked by trees. If there is a podium, and the unit is set in a bit from the podium boundary, the lower units also shielded from road noise. As for higher units, even up to 15th floor, the noise is quite bad as sound is reflected off the road surface (rock). But covillea is not along any major road, so no such risk.

Balcony unit sell faster than non-balcony unit. My view is balcony unit can enjoy the view and sense of wind from the balcony. If you go HK the peak before, u will more enjoy when u go outdoor enjoy the scenary plus the wind direct hit into your body. instead of stand behind the windows. If i wanna see marine life I rather go diving instead of go aquarium tongue.gif

me think balcony units sell faster is because:
1. balcony units are the ones located at lower floors only
2. balcony units consist more than 70% of the whole development?
3. last and most importantly, due to balcony units located at lower floors, hence the price is cheaper lor (rm2k per floor incremental mah).

but it's always a matter of individual preferences between balcony and non balcony units. some like it, some don't.

The pricing strategy for Berjaya is abit strange ... it is not 2k per floor ... it is 1k every 2 floor ... so level 10 and level 20 different by 5k only ...

I would prefer non balcony. Why waste space on balcony? smile.gif and i think balcony floor will be dusty ...

perhaps it is all boils down to "individual preferance" by the end of the day. some prefer space over balcony and vice versa. nod.gif

what's the price you have in mind and why the decision to sell now rather than waiting for VP? surely you will kena RPGT and also penalty from bank?

As long as the selling price can cover all the RPGT (5%) and bank penalty, why not ? tongue.gif

was told cheapest unit by developer stands at rm550k.
do tell us when you dispose and at what price.
if price is right, might be tempted to dispose mine too.

You can sell now, but only VP can change name. Mean u still tight with the bank loan until VP if not mistake.

From account point of view (Sell before VP):
Let said u buy 450K(S&P price with developer) then u sell 550K (S&P price with your buyer).
Let said developer draw 10% from your bank, it mean 45K. When you change hand then it cause difficulty when developer want to draw 10%. 10% mean 45K or 55K now? because your buyer loan according to his S&P price (550K)? Unless your buyer cash rich. Pay the developer in full amount. Then you can change name, Bank also will not release full amount when your property under construction. smile.gif

If you sell now and wait till change name after VP. Mean u still tight with the bank, then y now until? wait till VP then your property value is more appreciated. Plus now is interest free.

Just my 2 cent.
