Bought Savanna

1. Everything is totally different from the showroom design. The showroom shows sliding type. Got the key is totally different it's a open n close type  with 2 more door frame . So end up u got a balcony that fit ur ass also if u try to open the door . Based from my observation from my friends garden unit ,  she told me that her units are even worst. The showroom shows on the catalog the door weight are totally different from the actual unit .. So i advised u guys ask everything n snap whatever photo . We ask in the AGM , Berjaya said you guys never ask .

2. Savanna 2 join in . Actually it's 408 + 32 on the same development plan . Berjaya claim there only 408 units . Ask in the AGM , same reply..Berjaya said you guys never brother to ask . Can we actually go for consumer complaint or fraud case? misleading ? Ask whether later Savanna 2 will come join to use ur sauna or gym or not ? cos Covillea is just next block rather than walk to Savanna . Make sure ask your lawyer to add in . Just for the residents to use.Not for outsider at all.

3. Berjaya allowed few hotel operators in Savanna , asked the operators they said BERJAYA gave them green light ! Ask the management , they pretended like sohai ! But the hotel case is solved after DBKL come clean swipe  sapu .  The main operator Hanju Savanna claimed Berjaya even gave them green light . Till they dare to stick notice on the notice board. Ask Covillea will gonna be 2 level hotel or not because Hanju own 2 level in Covillea .

4. Berjaya using ahbeng and lala company to manage the condo . Make sure you ask what is the company name. Make sure it's BERJAYA GOLF RESORTS SDN BHD staff. not ahbeng ahgu company that just wearing BERJAYA uniform.  Make sure the ahbeng or ahgu company make every transaction clear . Cos i heard from my JMB condo members. She told me Berjaya promise to transfer rm200k when the handover but endup they BERJAYA manipulate the account till left 5k .  I heard the JMB are on they way for external audit and bringing this case to court .

5. The Facilities are Not Able to Function such as the intercom , it's down almost each time raining , then ask Berjaya it's still under warranty , Berjaya will answer u simple .. ACT OF GOD , lighting strike . Then the gym all stuff are cheap stuff not for commercial used..they will just bought a home use gym stuff then except it will last . But before warranty 18months void , they answer you . ACT OF PEOPLE , So Berjaya is always BERJAYA KARATE u guys !!

6. The Highway sound barrier , The development are on going during the construction on MEX putrajay KL highway. Ask Berjaya why they never involved the sound barrier , they said you guys never ask in the first place . So you know how CARING Berjaya  . I just pity on the owners that stay next to the highway.. 

7. In the catalog + models of Savanna in the showroom , there are jogging path . But the real situation ? where hell is the jogging path ?

8. Ask the security or cctv or card access ? what type how many cctv ? claim there are fully cctv? but just few units . Ask them to written black n white . What shit inside the actual development. Or else in future , simple answer  you guys never ask !

9 . For my Savanna case , the developer is BERJAYA JANJI KOSONG ! TALK LOUD BUT NO ACTIONS !  So enjoy you guys nightmare with BERJAYA ! But Bukit Jalil soon will gonna next MK ..This depends lauching price for the coming HOHUP JALIL ONE. 10. If better you guys just build a team or shadow JMB to monitor BERJAYA in your handover the keys that time.

11. Savanna 2 is all staff purchase . Then try to sell it higher on 2ndary market. So why Covillea is not bought or sapu by all the staff purchases? They are even cheaper ? i seriously doubt Why Covillea sales is moving so slow until need to use ANGPOW TRIP smile.gif  how come no HARI RAYA ? so rasict!!! how come no depavalii ?

Maybe some owners will go for law suit that BERJAYA is misleading and still lack of Jogging path for Savanna , pm me  and i will join you guys !
Covillea is a good buy because ready tenant for IMU just oppsite . but the sub sales i think gonna over half a million as our ringgit weaker in future as we can see so many future money fund to use such as ASM , 1MALAYSIA . If you guys need a ready house , Savanna still a good buy also come with 3 car park. Anyway you guys are in the correct path ..Just beware of your tricky Developer ~
So pray hard and enjoy your nightmare ! You guys will understand when you got your keys..

sorry to hear about that.
from your item 1 till 11; to be honest, it sound really simpathy.
since the subsale value are so good, almost double the original developer price, why not sell it and buy another good and satisfied property, from investment point of view, savanna is 1 of the best, not many condo have got the high appreciation like that, seri maya is another good one as well.
just a simple example for you; you have a unsatisfied girl friend, and almost everyday complain her in the forum, but still get along until married, at the end more suffer, why not break off earlier and find the good one? Happy ending.

I just felt cheated with Berjaya.. that all.. just to remind you guys..after the JMB took over..it's on the process to get off from the evil developer and getting cure . Overall after the JMB took over from Berjaya and out from the evil hand..Everything gonna smooth and okie.. what i told u guys just to advise u guys based on my bad experiences with Berjaya .
Danlim , i not intend to talk down the price , just to ask u guys beware aje. Cos some people really save hard on the money just to get a home sweet home . Not like u ..goreng this property that property ..make everyone hard to own a home sweet home

it is a norm for controversial between house buyer and developer. it is very easy to see this

" at one side, house buyer want to maximise value for their money, at the other end developer want to maximise the profit " this is contradicting by nature

from the buyer point of view, it is imperative that we are united to protect our rights and benefits.

All the concern raised from savanna need to be taken care off. but i do not agree on the point of show room. Never make ur decision based on the what u see in the show room, the valid reference is the spec. stipulated in the S&P.

" What u see in show room is NOT what u get, what is in the contract is what u will get "

problem happen everywhere, most important someone solve it.
the value appreciate from 250k to 450k, still consider problem??
if time can be reverse, i also want to be cheated, buy 8 units somemore...

Agree with you. Come to grap a unit in Covillea before too late. It sell at 360psf, u shld consider this is the price for 3yrs later, not now.
Look at the market now, newly completed MK10 selling at 650psf, new lauching MK28 at 800psf. They project 23% grow in 3yrs.

Share my view:
1. Properties near to LRT (walking distance) that within 30min can reach KL centre is important. Y? Traffic issue. Now KL centre already less mass development, Now on the south developer focus on Seri Kembangan(SK), Puchong, Kajang, Bangar, Nilai... on the east developer focus on Shah Alam,... So u know our Public Transport. If ask u drive ur car park at LRT then switch LRT, then ppl will directly drive to work. Now, SK to KL is 60min in peak office hrs. 5yr later ppl from Puchong, Kajang, Bangar, Nilai using the same road to KL then will be 90min to KL centre. Can u imaging u need 90min go KL and use 90min back from KL. Yes LRT is expending. If from Bkt Jalil to KL centre(your destination) took 30min. If u purchase Putra Height, u took LRT it need to take 60min to reach KL centre... too far from KL.
2. Centre between Cyberjaya and KL.
3. Infrastucture highway nearby is important. It provide easy access, no need to explain.
4. Golf view. where to get a new development in KL selling below 400psf (3yr later price) that have golf view? U no need to pay any maintaince for the golf field maintainance to have a good view.
5. HSBC still provide BLR-2.2 . Other new development already at BLR-1.8. Grap it before too late.
6. Properties market outlook for 2010 is so positive.
7. Within MSC status, TPM and few educational centre support.
8. Capital appreciation and rental rate so promising in pass project Savanna.
9. At least 2 more new development KM1 and KM2 in pipeline to push the properties price in Bkt Jalil.
10. Jalil one development to increase the Commercial Office and Retail Shop.

KM1 & KM2 is berjaya new development in bukit jalil area

info from Berjaya is that the launching will be mid 2010....

but looking at sluggish pick up in Covillea, it remains to be seen if the launching will be as of planned.....
