firstly, am vested myself as most of you recall and definitely would not like to see failure for this project. and as explained by bro rupart, new development nearing lrt lines are priced at premium.
reasons i bought covillea (highlighted previously and rehighlighting now):
1. ideal living environment in bukit jalil (good amenities, good network of highways)
2. LRT (need i say more. Heck this is one of the most critical criteria for my purchase. With fuel prices escalating and lrt networks expanding, who wouldn't want to ride on lrt in future?)

YES! I WOULD LIKE TO LIVE HERE MYSELF.

so there you have it, plan and simple. if all else fails, imagine yourself staying there. if you like it, peace! if not, be prepare to cut loss when completed.

excellent point although you are vested there yourself too. would like to add that in my opnion, condo/apt are more liquid compared to landed. i might be wrong as i'm still very much a newbie in prop invest.

covillea,
stop promoting this place through your buy buy buy antics. unless you can substantiate it with substances. it's a case of too many cooks spoilt the soup. you ain't exactly winning praises with all your promo.

BLR is expected to increase much more 2 years from now. affordability is going to be a big issue soon. people who bought 500k products ain't gonna have the same spending power in these coming years. so secondary market in covillea in future is going to be limited to high income earners. cons for existing purchaser, make bloody sure you can afford the installment when handover stage! it would not be unusual to service loan more than rm2500/mth then!

Lastly, anybody can share/update latest sales chart please and also site progress? am anxious to start paying the differential claim vs. loan amount leh.

cheers to all. let's move on and see ourselves come end 2012. no matter win or lose. (i of course hope win big lor. it's going to be my son's college fund!)

berjaya should have 0 interest for this project like sp setia. sure finish sell like setia walk.

this is actually a good project with golf view. cant afford cause vested elsewhere.

Berjaya claim that they already sold 80%, but dunno the site progess how la. Anyone get letter or know when berjaya will request for 1st drawdown ?

I already receive letter from Berjaya the first 10% drawdown. However, my loan agreement end is not yet completed. Wonder how come the construction goes so fast if Covillea is not selling so well?

if so smooth ? still need angpow as to make u feel sweet like molester try to give a candy to lure a 3 years old kidz ? anyway..actually all the buyers are investors , hope next time 3 years they hit a 100k jackpot ~ Do you ever think twice ? Do you believe in karma ? What go around come around ~ So today u can hijack those hard earn money people that wish to earn a home sweet home ..Actually not hijack ~ but it's kinda ROB like robinhood style where win win situation ...You got ur karma , he got his home sweet home with pay more than actual price ..What is your karma? It's wont hit you but it's gonna A BIG SUPER EXTRA HIT at your next generation . By that time , i think they just need to stay in jungle cos all the concrete jungle is beyond more affordable normal human being can afford . So maybe they will just stay in caves. the pilling work has been completed during the soft launch of block B, Nov 2009, this is the 10% that we need to pay.

now the ground work has reach level 4 i think.....

waaaa, this is the first time i heard people link buying hse with karma.......HEBAT

buying and selling hse is on willing buyer willing seller basis.........

and malaysia property is not so volatile like HK and Shanghai where u can goreng a lot.... by international metropolitan standard, KL property scene is very much minute..... so if u were to blame the "investor" for making the property in KL unaffordable, i think that is baseless. if u compare to shanghai, HK, beijing all those property hot spot, those place is where people really cannot afford to buy a hse, the situation is like to buy a hse, a young couple hv to work for 100 years.... something like that...... but u dun see this in KL

if u follow this forum and oso some press release from Berjaya, u will notice that a lot of the buyer is young executive or even first time home buyer and those would like to stay in bukit jalil, the reason covillea is chosen is becoz of good location, can reach KLCC in less than 40 minutes (if u leave 7:10am), LRT (although i think LRT is not a critical reason).... all this translate into good rental yield and good subsale after 5, 10 years if these buyer were to upgrade.


i hv explain in my previous post why the sale is stagnant , it is due to the 2 times price increase by berjaya after the soft launch....

I dun see the point quoting samsung, kia and hyundai, this is the most interesting logic i hv seen .....

samsung, kia and hyundai hv money mean all korean hv money .... so
toyota car got problem so honda, madza, nissan oso not ok ? how can that be.

anyway berjaya and hanju is a pure buyer and seller relationship, hanju bot the enbloc in savannah for the MM2H program for the Korean, and the respond was not so good, so they do the subsale in local market. They are calling for 500k for the subsale. and this directly push the whole savanah price in subsale. so by ur logic, Hanju will get bad karma ?

talking about hanky panky ? it is easy that u can say this and that is hanky panky. everyone in the world is hanky panky except urself, but pls provide some point .....

u said berjaya kantoi hanju, hanju wash hand ? fren do u know that, hanju oledi choose 20+ units in covillea even before the unit is soft launch..... if u know some high level staff in Berjaya, pls go ask them how much hanju is buying ...... it is really a good buy for hanju at that price...... as i always said "u hv the rite price, everything will be perfect for Covillea."

Anyone with common business knowledge will know, MOU is not legal binding, if u follow corporate news or country diplomatic news, u will see most of the MOU just lapse........

btw, just for ur knowledge even the LOI is oso not legal binding, and if we can remember, our malaysian govt LOI to some indian consortium to build railway track oso call off. so is that mean that our govt is kantoi ? how come the indian never sue our govt ????

the reason is simple, LOI is not legal binding as well, once u received the LOI, u sud quick quick work for the contract formalisation so that people will not potong ur "q" .

i oso state in my previous post before, Berjaya project is definately not the top notch in the market, but pls bear in mind that does not mean they are bad....

to me, they are just average, and i can see that they are still testing water for high end condo product.......

For all covillea buyer, we should unite and protect our rights, if we are united, and get the best for covillea, that will ensure we will hv a nice place to live, can rent at higher price and can subsale at higher price oso ......

and for those who would like to critics covillea, post are welcome... but at least support with some figure, facts, comparative analysis, rather than saying bad karma ......

Covillea project is under DIBS, berjaya will bear the interest during construction period, so meaning u onli start insatll after the VP

i'm sorry you have to resort to 'cursing' "investors" of Covillea of having bad karma. allow me to define investors to you. investors can get burnt just as easily. remember purchasers for usj condo? the big unfinished project. or how about platinum residences in ara damansara. all of them are 'investors' just like us. but unfortunately their purchase was abandoned and they are left in a very bad predicament. they didn't manage to flip or stay in their dream home. this is the risk of investors. of course, each investor wishes to maximise their profit. if rm100k, great. if not, rm50k is just as welcome. and of course, along the way, so many things can go wrong. accident, health problem, financial problem, etc. which forces the committed buyer to sell at a loss. and please remember this, willing buyer willing seller. a buyer will buy at a price they deem fit and vice versa for seller. if upon completion of covillea and i would like to sell at rm1mil, do you think the purchaser is stupid and gladly accept my offer? if indeed they are, they must deemed that covillea IS worthy. and here you are saying investors are robbers??!!! sigh!
like i said previously, i intend no harm. and i'll like to restate and call for a truce to all these bickerings. we thank you for your highlights of things to watch out for berjaya's untrustworthiness. we really do. but please move on and stop giving uncontructive criticism.

Today visit show house to clearify the 80% sale. They mean is Blk B shocking.gif .This figure already achieve long time ago.

Today Blk A total selling unit is 63.
Site progress complete till Car park Level 3.

I Agree with Kochin on this, please do not provide any form of criticism if its not constructive, the blog is for the better of purchasers/investors of the condo and to keep updated with current progress/abnomaloties. Please do not stray from the intention of the string.

Has anyone been to the site, ive been working abroad since late december and this website is the link i have with the project. Has any form of work started? Kochin, my siblings have told me that they have received a letter from the bank regarding 1st claim.

Danlim, nice to see you again, i finally got my internet issues resolved over here.

i'm the owner for B2302
so agree on the united community, no matter for invest or own stay.
a good management also very important on the property's value.

Had received the 1st claim advice notice, kindly check on ur bank loan to make sure fund release on time .
Berjaya got the rite to charge 8% if bank delay release.
1st Release due date on 4th April if I'm not mistaken.
