have not got my SPA yet. these berjaya people are really slow in their response.
btw, anybody can share about their loan package and the legal cost for the loan procurement?
am borrowing about rm380k and cost estimate from the bank agent was approx rm5k+. is that norm? no mrta included in my loan btw.
the bank is chasing to execute the loan but i oledi told them i haven't got spa yet how to execute?

I supposed you can sign your loan agreement without having to wait for copy of SPA.

hi all,

I am just wondering, is this Covillea a good investment? I am planning for buy and rent out. Not for own stay. But the price is so high. From 398K to 800+K. So i wanna ask you all is it worth for the investment?

200k condo if you are targeting lower income group. Getting them to pay rental might be a headache for you.

Stay away from CONVILLEA.

With the current sales momentum, du u think Convillea's price will be pushed up substantially by next BJ lauching?

Expect them to introduce more and more freebies, which in reality amount to depreciation, no matter what flowery words they choose to use.

Once the buyers chase for unit, developer will open big lion mouth to maximise the profit....

now need to resort to give angpow...this may drag on this green packet (Raya) or even Xmas gift (from Santa Claus)

the upcoming launch by the other developer will inevitably cut its wound even deeper. situated adjacent to taman esplanade, the 1000 or so units housed in futuristic designed building blocks r expected to be launched at less insane price.

Last weekend already have total 45units sold in Blk A.
Mean is 1/3 of unit sold

Hahahaa,,... if u believe that 8,888 ang pao is for everyone purchase now then u r dreaming. The ang pao is from 1,688 to 8,888. If u sign S&P before this month then u entitle for a draw. There are 100 ang pao in the basket, only 10 ang pao with 8,888. Pls read carefully.

Ho Hup properties i will not consider at the moment because company financial look bad for me. I dun wanna put my investment then hang there for long long time. Not worth to risk tongue.gif plus they r launching 6 HIGH END residences in commercial land. Price may be not cheap as well.

If u dream that property will fall.... then u continue to wait la. smile.gif Good Luck!!!

Then in future i will have more potential tanent to rent from me ma biggrin.gif

Walaueh, in term of reputation and management, BJ and Ho Hup like abang adik woh?

Perhaps the difference is worst and the worst among the worst... but still win Talam for being Hopeless.

Property may not fall, but u may get free A/C, free car park, free cabinet...perhaps a free membership?

ho hup is disappointing in terms of pricing and delivery. dun expect ho hup to draw away many buyers from corvillea that's why i deliberately omitted it but the other developer certainly does.

will be checking sales figure myself on wednesday at their hq when i am collecting my SPA! hopefully the figure tally with your report. btw, did you manage to check block B's figure? for block B, i calculate the unsold portion only. and block a i will count the sold product. guess i need slightly more time counting block A next week! rclxms.gif

latest updates based on joe's figure. am guessing berjaya will officially stop all sales transaction when sales order hit approximately 80%. hoping they will cease even at 75%! rclxms.gif rclxms.gif rclxms.gif that's about 50 more units to go before time out!
