agents always advise sellers that market is bad.
agents always advise purchasers prices are going up.

while some units would definitely commands premium over others, so please take ote why some are unable to sell off with RM650k price tag while some are nearly RM900k.

Agents are there to assist in selling or buying your units or houses. This is their job to make a living. We should appreciate them unless of course if you are doing the selling / buying yourself.

Not all agents are bad and not all are good either. There will always be the good ones to really ease your trouble of the process and those scheming ones out there that undercut and push other agents aside in dishonourable ways or make your life pitiful.

At the end of the day, if you do really engage an agent, hopefully you pick the right ones who really offer you a good service and honurable to other agents out there making a living.

Received many calls from agents. Trying to reduce price to close sales. Price for 1415 sft unit goes as low as 725K

RM 725k could be a bit low for 1415 sq feet ... but I know Covillea price fluctuate a lot.

Well, not many owners are greedy or somehow, some able to flip it at over RM 800k and some, willing to flip immediately for whatever amount as long as profit is made.

Whether it was RM 725k or RM 825k or RM 900k, I still think the profit is quite decent or very huge and certainly not many owners are well aware of the market price.

The RPGT is based on signing of the SNP agreement....

Let say the onwer bought and own the Covillea by Dec 2009, so 2014 is consider the 4th year... if can hold 1 or 2 year more then only sell even at higher price by then could be better gua biggrin.gif

hahahaha. boss, you choose to believe a newly created account who's only post is in covillea quoting a panic sales?

anyway, my take is always there's a great difference between the good units and bad units within covillea itself.
block a generally have less problem with the units.
block b, as i'd mentioned previously, only 50% or less of them are good.
hence the great variation in prices for the units.
