I was there too....so unfair on the 10K rebate. Should be based on the first 30 buyer and not people go queing there.
I also hear those ppl who got the voucher and try to sell it for RM5K for those genuiene buyer. So unethical!!!

Market start to adopt the prize mainly due to bank loan's tenure up to 35yr and 40 yrs
where this allow repayment stick below RM1500 which is acceptable for young family or rental purpose.
even if next yr selling at 500K( ofcos Better design, furnish n better budget for Advertising) .. ppl are still BBB mode(just learn from this forum today)

I keep asking around they only launch Covillea Block B only. Something fishy. Looking around on other forum, got an impression that may had BJLAND reserve Block A for the Korean??!!

It's still not late to get a unit now. With good rates (BLR-2.2/2.3) and 0% interest during construction, you don't have to pay that much of installment. You won't be able to enjoy this anymore if you buy after December.

Althought developer absorb the legal fees and S&P, but buyer had to fork out RM6K for loan agreement fee....be mindful..

Thus far, the best package I will consider is HSBC and Maybank since all bank offers same interest rate. The important is 'lock-in' period. In case owner want to sell the unit upon completion 3 years later.

HSBC - 5 years from 1st draw down. I was told the piling already undrway, so, expect the clock starts. So, basically, owner only being locked for 2 years without penalty after 3 years.

Maybank - 3 years from last draw down. May not be good if the last draw of 15% get delayed (usually). So, owner get locked for 3 years after VP without penalty. However, Maybank had the lowest penalty of 2% among all the banks.
The mortgage agent tell me that they try to change the T & C for shorter period, to match other banks. But no guarantee success.

MK may not be so attractive anymore. I spoke with a banker, and she told that MK got many competition because too many Apt and Condo there already. Furthermore, MK condo are very cramp.

I receive calls from Berjaya, they are launching Block A this Saturday. Starts at 10am. There are no more discount and price starts from RM420K onwards. Still got chance......

went there around 2pm today and it's about 20 units sold. After 10% adjustment, highest price for 1293sf is about RM 490k (unit A-2X-03) and RM 560k(unit A-2X-01/A-2X-02) for 1415sf. Congrates to those who purchased last week.  thumbup.gif  thumbup.gif  thumbup.gif

There are many Berjaya Staff also are the owner of Block B. I am little reserve to disclose the information before knowing who is genuine and who's not for the better of Covillea??

Had everyone settled the 10% downpayment. I wonder if Berjaya staff is going to call up those who pays RM10K to pay the remainding sum within this week?

Block A is definately more expensive than Block B. Fyi, price of the unit increased every 2 floors.

I visit the sales office last weekend. Was being informed that the multi-purpose court are actually tennis court size. So, you can put a net and ready to play.

Was there last weekend to make my 10% downpayment. Sales of Block A is doing well. Almost 60% sold! Block B only have 3 units left!

for Covillea, plan to rent out to students as i may be transferred out of KL after 2 years, i dun think block B-3,4,5,6 can hardly get any golf view, but it is OK as i dun play golf. My prediction is beside block B-3,4,5,6 to the direction of West, there may be something come up.

Good : yes the sun will be blocked
Bad : yes basically 3,4,5,6 will be sandwiched, may be fung sui wise not that good ...so hope the student renting can get their degree

my 2 cents on some concern raised in this forum :-

(1) trafic, it is ok, but on the FA cup final (once a year) u will need some patient to reach home . O not to forget when MU visit malaysia, but that is once in 10 years, so OK lar..... may be next visit, they go to another bigger stadium some where else oledi.

(2) illegal parking, dun see this as a problem at all, compare to other places like Kelana Jaya where the car is sardine packed in front...... here just a few car along the road side, no blocking at all, dun even hv to slow down, can speed some more if ur driving skill is above average.

(3) better food, yes u hv to drive to Sri Petaling or OUG, normal food just walk to vista B (front). 

(4) access road in front, dun know they will link to taman explanade or not, but from wat i can see now is still a NO. i predict something will come up beside the B block to the West, so the access road in front will be dead end road.

(5) update : sales status, dun know, not visiting the sales coz travelling most of  the time in december may be go next year, that's y need to settle bank loan without nego $&*@%#. Construction status, can see from my window, pilling ready, now work on GL just started but slowly. not many workers involved, no OT, public holiday no work. Guess can ready in 3 years onli.... hopefully by that time IMU still in B. Jalil.

Ok, travelling tomolo....... hope can gather more buyer and we can protect our interest.

On point (4), I had asked the Site Personel of Covillea. They confirmed that the new access road are conencting to Tmn Esplanade.

On the point of another upcoming building, answer is YES. But they are not too close to Covillea block. If you visit the master plan of the whole site, there will be another Condo project, on the left side of Covillea. I asked the same question to the Site Supervisor, the new building will not be too close. Perhaps, some 3 ~ 4 KM away.

their communication is also dismaying. no proper coordination and cross referencing. not customer service oriented at all. this is my 1st and would also probably be my last purchase with berjaya if things don't work out well.
would be sticking more with sunrise, sime, pjd products in future.

Folks, completely agree with you all on how to Berjaya market their property. Perhaps, its time to hire a better and more capable Marketing manager and sales force who can do that job!
