yes.. landed property value is appreciate so fast..
just like Singapore and Hong Kong and Malaysia - Penang...
and now a days, most developer building 2+1/2 storey, 3 storey, semi D and bangalow.. so can sell more expensive..

i think most ppl understand
just misunderstood tat the meaning was penalty only for those ppl who wants to refinance

actually penalty is for all
but those ppl who wants to resell after completion, dun care about the penalty duration

Yeah, OCBC is Non ZEC but with the fees financed into the loan, tat's y can give lower rates
Higher loan amount, lower rates (BLR -2.3%) == Lower loan amount, higher rates (BLR -2.2%)

but as i kno the OCBC package abit complicated. they provide the car park loan is only 10yrs.is tat true?

ZEC is good if u plan to flip upon completion, since both NZEC and ZEC also got lock-in.. save you few thousand of legal fee.. so like gogo say, -2.1 or -2.3 doesnt matter anymore

OCBC .. penalty for early settlement is 3% or min RM 5K

If you are an investor go for OCBC.... if buying for own stay settle for RHB

assuming we take a 200k loan, early settlement on OCBC we just need to pay 6k penalty as for RHB we have to come up to 10k .... sad.gif

Actually when you really calculate, the difference is not really big.
But talking about convenience, RHB will be most prefer here.
OCBC, less branch, wan to pay money either send chq or go to limited branch in KL.

By the way, property below 250k for landed is difficult to buy.
Unless Puncak Jalil will be the option. tongue.gif

rhb is 3% base on loan amount
pbb is 3% base on outstanding loan amount
ocbc .. tak tahu..
