did anyone received TNB bill already? i had collected key since 2 months ago, but did not received any TNB bill, if the meter is up but not bill coming out for few months, then we will be charge based on the highest kw/h rate for few months after exceeding RM30...

or... the bill is out but mail box is not functioning....? i wonder how the postman put in the mail since the defect center is holding the master key.

Anyone have any idea?

I just visited my unit for the first time last night to see what I was in for and to my dismay,

1. the paintjob is horrid.
2. the height of the balcony railing is grossly low(probably not up to specification like some others mentioned)
3. the size of kitchen seems way smaller than that of the showhouse. even the layout is different.
4. my front door was unlocked before I even entered the unit.
5. lighting in the corridor was insufficient.
6. lift lobbies had no tiles.
7. security is a HUMONGOUS concern with their supposed 'guards'. anyone can just ride the lift without control.
8. there is no water/electricity available in my unit.
9. guest parking is limited to 12 units.
10. Maintenance fee seems to have been increased with the following formula:
(unit size * 128sqft (parking) * RM0.16) + 10%(for sinking fund)
11. rest of the development will only be completed in 2yrs according to them so for now, we will have to risk driving in/out under the clubhouse which seems unsafe to me.

I haven't even looked at the mailbox or the common area as yet as I didn't have much time. I was only there for about 15mins. The list is very likely to be much longer......

does anyone know whether the Astro and Unifi infrastructure is up or not? Can we apply now?

hahaha.....mean u not yet check the defect yet......check ur unit defect and u will shock!!
anyone 1143 size here?? have u notice the 2nd bathroom is different from plan.....the toilet bowl is opposite side ler.....so the door will be straight facing master bedroom.
and just now i call taipan regarding the defect...they told me they have tolerance +/-2% on our unit size.....hmm....i will go back check on my S&P.....
mean 1143sqft might be 1120sqft only......this taipan seem to have some secret........

Spoke to Raymond and he checked and called me back about unifi saying that it's been handed over to TM to set it up. In my opinion, this should have been done whilst awaiting CF to be issued. What a waste of time. Raymond was very responsive but unfortunately, he can't speak for the company when I asked many questions. We have to apparently write in to the VP Simon and he needs to respond....

Also, Raymond mentioned to me that Astro is already available. I can live without Astro but not unifi as it's important for work. I think that's priority 1 since I need to transfer my acct. with unifi to the new address.......

I have called and was informed that Astro signal only available up to certain floor right now. The signal is not strong enough to reach lower floor. Below 5th floor got problem...And only standard definition are provided, no HD beyond, and cannot install individual dish as well. And most making me angry part is, we have to pay RM100 to their "assigned" contractor just to connect your port to the central dish.

For Unifi I think we still need to wait for monthsss..... as they are pushing around now....

You are right. I m 1143 owner and also found the bathroom door straight facing master bedroom.

Got tolerance 2%+- ?? Mean smaller or bigger ??? Pls update after you check it

It's a standard clause in S&P governed by HBA. Means if your unit is smaller than stipulated size in S&P but less than 2% difference, then no refund of the difference. If the actual unit size is smaller by more than 2%, then you are entitled to claim for the difference. If they provide you more than S&P then you untung tongue.gif

How do u guys able to measure whether the completed unit is within the +-2% tolerance or not? hmm.gif

I guess if one really wants to check, it can only be a rough measurement. The total sqft should be including all the walls and columns' footprint, balcony, foyer, etc, i guess.

I just got confirmation from TM who just called me after checking with their network team. Unifi installation of ports is in progress and scheduled to complete by end of Oct. The callcenter agent who called me told me November just to be safe!
