Just curious the window is not swing type but top-hung. The corridor is really decent.

Top hung windows might be safer than swing types, especially if you have kids at home.

top hung window is safer and clear, can reduce the dust from outside..and also can prevent residents hang the clothes outside window... tongue.gif tongue.gif tongue.gif tongue.gif

yup the corridor is really very nice design, good ventilation and good exposure with natural light, hardly see this kind of wide and spacious corridor with decent tiles in mid end condo, (10 ft wide, normally only around 6-8 ft wide for common mid end condo corridor, dun compare to those high end condo la...)

Just come back from my unit and feel super super angry now.

When the time collect the house key, we need pay 4 month maintenance fees, even defect not yet start and 101% confirm that we cant move in but they still require us to pay this so call maintenance fees.

After get the CF and plan to start renovation, we also need to pay RM200 for sub-charge and this sub-charge depend what type of renovation you did on your unit. They just mention, this sub-charge will help us clean the place and repair the lift( I also feel funny after heard this kind of reason)


During the renovation time, my contractor need to throw the rubbish where on P1 floor, but the Taipan rubbish sub-contractor need me to pay RM100 and only allow me throw the rubbish , else please ask ur contractor bring back the rubbish and settle yourself.

This kind of developer feel all the buyer is come from kampung and easy to cheat, always ask us to pay money but when ask them finish my defect and keep delay and delay!!!!!

Please think careful before your units start to renovation!!!!

ya taipan think we r stupid......just manage to call them regarding the late delivery compensation......guess what she said.....
management not decide yet.. hmm.gif )...and they oredi receive my letter......
then she said taipan only compensate following the nett price (mean the price after 10% discount for early bird) unsure.gif
but if follow s&p they should compensate us follow s&p price(without discount)....
she said if want to compensate follow s&p price, i have to pay back the 10%... shocking.gif ...muahahaha!!!! kampung mali meh???
i &%^$&#^%^% vmad.gif maximum and she said if i willing to accept 50% of the compensation, she will issue me cheque tomolo.....so fast?
WTF!!!! i tell her i see her at tribunal!!!! mad.gif
i willing to pay rm10 run 2-3 times oso no problem.....she think i'm stupid and no balls??? mad.gif
will go for tribunal soon.....need to submit this to tribunal...... dont know how long will take.... finger cross!!

‎(1.) At night corridor very dark (2.) Untill now still no guard house & security card (3.) Lif dark & door close slow motion (4.) Floor dirty & no body throw rubbish, (5.) Defect still no finish yet (6.) No club house no swimming-pool......, i don't understand we paid 4 months high maintainant fee for what... , compensation where / when??? This taipan(呆板) developer totally suck...

i spoke to ms lim....they want discount so ma pay 50% lor.....
the most angry part is they said they calculate the interest not follow S&P price but follow nett price after early bird discount.....if want to follow S&P price then i have to pay back the 10% discount.......hahaha where did taipan think such way??
anyway will tell them to see me at tribunal.....i got more confident now......i saw lots of hearing at tribunal on taipan focus especially end of this month....
believe few of it are park 51 cos submit on early sept....other on may......
i will join u guys at tribunal!!! hope those went to tribunal end of this month will let us know the result.....

Added on September 11, 2012, 12:22 amopps....my defect is overdue oredi...more than 1 month liao and still not done yet at all.....
guess what??? time to send formal letter to taipan again.......
another 14days then can ask outside contractor to do the defect plus tribunal again......taipan will love me....

guys, today i met the taipan PIC, they hired another new guy as defect manager.
Today he follow me to my unit & discuss about my defect. he promise me by next week before friday will settle everything.
this defect manager seems responding....

just back from checking my defect rectification works, mostly done except some painting job need to do...spoke to them on LAD, my advise to other, straight go tribunal and submit the claim, no need to wait for developer...coz they said they hv no ppl to do that..and if not mistaken the sales manager Jennifer resigned dy!
