Low take up rate for Trigon, how could the RM600/sf being justified?
Obviously 600 isn't realistic at this moment...

RM 600 psf too costly compared with last time we bought solace@Setia walk, only RM 340K++ (1007 sqf)

Trigon is indeed a class above Solace, Brio & Vio in terms of facilities, quality finishing etc. The slow take up rate could very much attribute to the location, IMO the selling price is not the biggest issue, problem is too close to LDP, the traffic & future LRT noise are nightmare, furthermore sitting on top of commercial hub is not suitable for family choice, more for business trip stay cool2.gif

boss , whats Trigon take up rate today lah? Last I heard around 20% only..........

anyway just to share my experience in Tropics last time..........prior to GSC moving into Tropicana Mall...........there was a good 20% units in Tropics unsold at about 400psf.............................

but the moment GSC moves in.............all units were gone within 4 months.........with last few units were going for a cool 500psf.......... wink.gif

high end hotel may not work, if their main customers are corporate client
what puchong lack is the settlement of major corporate entities

Although Puchong has been developed since 30 years ago, but my feeling is Puchong become lively in a sudden since 2009, all the mega projects like IOI Buolevard, Setia Walk, PFCC, LRT, Mileania City (Hilton), TTDI Dualis, The Wharf, Intellicity Bdr Puteri (in the planning stage) comes into the picture, perhaps it needs times for Puchongites to digest cool.gif
As I said earlier, the biggest advantage of Puchong / Cyberjaya over other CBDs is nearer to Putrajaya & Airport, it can be another PJ, just a matter of time. cool2.gif

the puchong folks are not ready for 600psf lifestyle apartment yet
the ceiling heights is only 9.3ft +-
definately not luxury in eyes of many, min need 11ft to feel the space

Ignore double volume design, it is hard to find 11ft ceiling new condo. Any recommendation? p/s : I know Putra Indah (Serdang) has 11ft, it's fabulous!!

For a decent size space of 1,200 for small families, Trigon will easily command at a price of more than Rm700k so if they can pay such money for the condo means they can also afford the landed house which there's plenty of choices in Puchong area. Still Puchong is not MK, Hartamas or Bangsar so I think this project will be hard to sell. My regret is I did not get a unit for the condo when SW launched years back.

If all of us had such good foresight, could have gotten a few units of house at Bandar Puteri during launching and made at least 60 -70% profit tongue.gif

what does ur experience tell us ? that TGV opening soon in SW will increase the apartments for another cool 100psf ? rclxms.gif rclxms.gif
let me share u my experience, when i first bought Solace, sales was slow, someone told me that it was a stupid investment, only for zombie .. then sales was overwhelmed in Brio and even for Vio at about 450psf .. that was at least an increase of 100psf .. the guy who thought it was a stupid investment turned out to be a stupid guy today ..
the lesson learnt today is .. dont say something stupid that will make u stupid next time ..
oh yea, that stupid guy has bout the same name as urs .. i call him Pai ... neer .. thumbup.gif

Maintaining my stand that in 2009, a 200psf Zest is a better buy than a 320psf solace in SW.......

You might not agree with me for your own vested reasons back in 2009, but at least recently u did agree ........that not getting Zest was a regret.........

Which one do u want to keep? And why keep ? It's always about potential . Which has more potential in future .. Are u expecting anything further from zest ? What bout sw ?
Any new launches or anything that will excite the price? I don't want to comment on zest n leave it to pai to convince u ..but the way I see for sw, u shave lrt, pfcc, millennia city, sw cOmmercial n mall, hotel, trigon all that has yet to materialize n possible for another hike up...
