but surprisingly, the commercial tenants are quite good ..
does 550psf worth the price for an apartment in sw ?
isnt this considered overprice ?
how many ppl consider such price justified for them ..
for own stay, it seems too expensive for a prop in puchong although it has all convenience in sw ..
for investment, how far more u can go at 550psf .. this is not even considered as luxury apartment, i think caps are rather limited.
for rent, how much yield can we expect from the current price ..

So, does this mean that puchong will be like the next USJ @ kewajipan mess?

Or u guys think that this is "normal", and setia walk pasti akan maju?

Build underpass or flyover, developer urged

Pusat Bandar Puchong residents want the developer of Setia Walk to build a flyover or underpass for traffic going into the new development instead of interfering with the existing traffic system.

They gathered yesterday to voice their displeasure over the proposed traffic flow, which they felt would worsen the daily congestion at the junction of Persiaran Wawasan and Damansara-Puchong Highway (LDP).


Setia Walk, which is located at this junction, is an integrated residential and commercial development comprising retail blocks, offices, an entertainment complex, service and residential apartments.

The residents had identified seven problematic points in the proposal and feared that accidents would happen with the criss-crossing traffic. Motorists turning left from Persiaran Wawasan into LDP would meet traffic heading into Setia Walk.

Vehicles from LDP into Persiaran Wawasan would meet those making a U-turn on Persiaran Wawasan to get into the commercial area in Jalan Bandar 1 and 2.

Action committee chairman Yong Siew Yung said the residents wanted an independent traffic consultant to look into the feasibility of the proposal and carry out a traffic impact assessment.

“We were told that the developer’s traffic study was done a couple of years ago at 10am and not during the peak hours.

“There will be 4,000 parking bays in Setia Walk. Imagine half of the car volume getting into the development and creating a congestion,” she said.

Shan Kok Shin, a member in the committee, said the residents’ concerns were not adequately addressed. He urged the developer, SP Setia, to stop the contruction work at the junction until all issues were resolved.

“There are proposals for two new schools here and an LRT station near Tesco Puchong. These will attract more traffic into the area and the proposed traffic system should be able to cater to all these needs,” he said.

Shan also urged the MPSJ to address the residents’ concerns before issuing Certificates of Fitness to the project.

Puchong MP Gobind Singh Deo agreed with the residents that the traffic would be an absolute mess if the issues raised by the residents were not resolved.

“Puchong is known for traffic congestion and the residents are burdened with toll rates. Developers are concerned only with their projects and the traffic impact on the residents is neglected,” he said.

He added that Litrak said the congestion should be the developer’s concern but LDP should be held responsible, too.

“There need to be a combined effort by all to find solutions for the traffic problem,” he said.

Subang Jaya municipal councillor Tan Jo Hann said the council has heard and understood the residents’ concerns and it would look into the problems raised together with the Malaysian Highway Authority, SP Setia, Litrak and other authorities.

“The developer said we should try out the proposal first but the residents are already suffering without this development. We will meet the residents again next week for further discusssions,” he said.

Yong said the committee formed on Aug 22 consisted of 10 residents associations in Pusat Bandar Puchong and Bandar Puteri Puchong.

in commercial point of view, the more jam the more 'ong'....but look at the road planning, it did have some defect on it, the traffic coming out from commercial area of pusat bandar puchong + the traffic from the flyover U-turn into the commercial area will crash into each other, i can foresee once it is up , a long queue will up to the everyday foodcourt or worst will continue into LDP highway itself, an on the other side, the flyover queue could up to the tesco on d other side and blocked the cars going into tesco, imagine at peak hours, this could further worsen the already bloody jam LDP, no eyes see shakehead.gif

the original price for phase 1 Solace sold for 320psf only, DIBS...
so investors don't have to sell at 550psf to make descent money.

Agree....exterior, very boring....already look dated before started business...but for commercial, facade plays very little part in doing "wong" or otherwise.....so really......not an important factor here..

BUT courtyard and waterways are up to standard....very nice to have landscaped commercial precinct....even better than The Curve.....Setia did this very well.....

At this rate the commercials are never getting CF... the traffic plan already approved by MPSJ before, can they revoke it now?

i think this is the issue that is delaying sw from getting CF ..
in respond to ur queries
1) so will this be like USJ ?
maybe .. but what does this imply ?
2) Is this normal ?
what do u mean by normal ? normal traffic ? traffic has been bad in puchong, this is gonna make it worse
3) setia walk pasti akan maju ?
at this point of time, some would argue it's still too early to say .. nothing is pasti even Pai vested prop .. i can only say there is potential ..

so hope my answer helps u .. but this is solely my opinion .. so now my question pulak ..

1) why are the residents worried bout the traffic if sw not gonna attracting many ppl ?
2) what is the main cause of creating that traffic issue ?
3) will this be the end of it ? developer not gonna do anything more, residents not gonna complain anymore, mpsj gonna issue cf just after ?

i see this as a propaganda that residents want something more from developer .. and i totally agree and support their move .. hope their struggle wont go in vain .. thumbup.gif

sorry to say i don't think setia walk live up to its hype. the exterior looks dull, plain and boring.
the internal water feature and open area looks okay at best.
hopefully more decor will spruce up the place to be more marketable and presentable to attract more people.
from the pics, i wouldn't say i'm attracted to visit the place.
just my 2 yen.
