Inside the tower which is under con now...upstairs are A-class office if i not mistaken...Can see IOI PFCC are speedy up..

The 2 big players in Puchong are SPS Setia Walk & IOI Intellicity & IOI Mall, consumers will mostly go to the most prestiges mall to shop, so does existing tenants, they can move wherever the crowd go, shop play is a matter of big fish kills small fish, many of those old shops are likely to be left vacant once the Giant is in place.
When talk bout traffic jam, I noticed that in Malaysia, looks like shoppers like jam, where can you find a very "Wong" shopping mall no jam one? The more jam the better for the Mall, thus I am very optimistic that SW shall be a great success!! icon_idea.gif

Agreed... AFAIK some retailers that will open business in SW are from existing shops around Bdr Puteri, etc.... They simply relocate from exisiting premise to SW due to they foresee that SW will be the happening place in Puchong, not to mention better facilities, parking spaces, ambience, and name pride. Strictly talking about the Golden Mile, IOI Mall has improved in terms of retail quality but still lacks the oomph factor, it's so plain... the aircond is very cool though tongue.gif . IOI Boulevard is the happening place currently with many eateries and the two pubs, lots of young adults hang out there after work. However, it lacks the size advantage of SW and of course TGV. PFCC is mainly A grade office with a podium (under construction), but most probably it will be something like IOI Boulevard, serving the office work force above. Therefore, yes, I am also optimistic on SW being successful rclxms.gif ..

The way i see it, SW will be a great place for families to hang out at day time and and working adults to chill at night time. I believe some parts of the water features are designed for children to play, but how many parents actually allow their kids to play till all wet is another question. SW's open concept might be an unpleasant thought considering our hot, humid and wet weather, gotta experience the real thing before deciding it's bad or not. But sure it's a good change than just another air-conditioned shopping box.

Once the foot fall in SW is high, business for the retailers will fall into place. nod.gif

SW is more family entertainment, if you expect something like Sunway Pyramid, then you will be disappointed. SPS is trying to position SW itself into premium lifestyle bazaar, targetting medium and highend mkt groups by pulling in some renown chain stores / restaurants fr Singapore, I also surprise that Overtime open another branch here (boulevard already hv one and doing very well), it is quite unusual becoz both are so close to each other, I can see this could be a precaution move by the proprietor hope to share the cake in case SW become very "Wong"

And ioi boulevard is located near to the honey money source ( where all the banks are located). I think the ants crowds in SW can be worse than IOI boulevard.

Too early to judge, wait LRT ready, it might pull in some companies to setup office here, but again a big challenge will come fr PFCC, let's see how it goes

I think it will take 2-3 year for all resident and condo tenants to move in before it can getting wong for all those shop. else very hard for outsider to go there and shop / eat.. plenty of food already in bandar puteri.

tenant mix will be a vital point, thats where SP setia have to come into play IMHO (and I think they will)... I think SW has sufficient residence around to support like taman wawasan, puchong jaya, at the rest of the residence around puchong.. 1st impression after looking at some of the photos taken, this place is neat and fresh... it will be a big hit in my opnion...

I think Bandar Puteri and SW are of different league and comparison...

1) How do you go about Bandar Puteri shoplot, most probably you will just park at the nearest shop that you want to go, wanna eat dimsum, park near dimsum shop, wanna eat steamboat, park near steamboat shop.. den after makan, then balik... maybe go other shop nearby buy other stuff, do banking, maybe not..
For SW, just park your car at SW parking lot (few thousand for public), and you can walk the whole building and shops, plenty of choise.. after makan, still can walk around, maybe a cup of coffee, maybe saja window shop, this will create more crowd moving around SW..

2) Nice landscape, water feature that will be refreshing and nice to hang around.. Shadding along walkway, convenient for ppl to move around...

3) Pulling factor.. there will be cinema and fitness center there.. these 2 will be excellent pulling factor for ppl to visit.. Malls with cinema are always proven to be vibrant and lively.. moreover got fitness center summore...

Thus I think even without the residence of SW service apartment, the commercial part will still stay active and busy, and when the residence move into Solace Brio Vio, this place will be even more lifely and vibrant.. thumbup.gif .. good heh brows.gif

If not mistaken, I was told by IOI SA that Tower 4 of PFCC is 4-5 star Hotel
