wanna ask u guys since all of u been monitoring this property

i'm looking for a new place for my office. I know there are few type of sizes for the shop / office units. Any one mind to tell me the smallest?

what i googled are all 2.5k s.f above which i don't need such big size..'

Any tippers, thanks in advanced biggrin.gif

Not sure of the sizes, but you can contact SW Leasing if you are interested to lease a place there...

price is too agreesive IMO, 600psf, factored in future LRT and (imaginary MRT) price

Boss davkong, nice pictures taken!!
I still hv little skeptical on the success of SW, how is the tenancy rate there? If mojority are F&B outlets, then not very healthy, could not sustain long.
Is the entertainment mall open in April? Karaok & Cinema as well? Any clue?

forgive my ignorance, i understand that LRT development (ampang line) will be splited into few phases, 1st phase only ends at kinrara or puchong ? hmm.gif

Ya... i think they are having hard time securing tenants. If you check the website the tenants list is fluctuating, now you see it now you don't. While I was there, I saw a few reno works going on, most which were already announced on FB i.e. F Block Boutique, jap restaurant (Sushi Tei?), one corner lot bistro, Starbucks, the pod (probably dining + apparel). Surprised that so few have started reno works, am expecting more actually. Entertainment mall looks 7788 completed, false ceiling inside already up. Didnt visit the galleria and talk to the team, hence no idea when it will be opening...

Leasing team shd conduct another round of discussion with shops' owner, I think the rental rate is very high, SPS must understand that the amount of shops in Puchong is over supply, why I say so? If we examine the tenant mix in Bdr Puteri and Puchong Jaya, the percentage of F&B outlets is relatively higher than certain "wong" commercial areas like Taipan, Tmn Desa, Kelana Jaya etc. I think the leasing team is not aggressive enough.

I dun think Zest Point can be a success. If I am a retails shop businessman, I will not open my outlet in ZP, it is not whether the rental reasonable or not, but is the number of shops is not enough to pull crowd into this area. Even to open a mamak shop, they will do a survey as well.
