Hi! I plan to take a housing loan of 800k. May I know which bank offers the best interest rate for flexi morgage plus? Any other charges or conditions?

Anyone can shed me some light?

Launching - 28th Aug 2010 (I'll touch Msia land 9th Sept but my fiance will do the down payment on behalf of me as booking; 10k)

My house to buy detail is:

Type: Terrace Corner Lot
Location: Bandar Bukit Raja - Klang
Price: RM~800k
Spec: I think it will take 2-3 years to complete
Plan: 95% Finance with good BLR rate for first 3 years; ZEC

I need to know, which bank tagging with Sime Darby this time for conventional loan and what's the best rate can provide!

ASAP! If you need my contact, pm me.

To add up the story, I'm employed overseas, and therefore I don't have much to show up except of my good clearance for CC, Debt whatsoever.

Also what things I need to provide to bank to prove my income - Salary offer letter, and etc???

Lesser but you still own the bank right? The bank wouldn't care how much you is your balance, as long no one serve the repayment, bank will take action such as lawyer letter (each letter will be charge to you when you do settlement!) and if still no action from borrower side, bank will lelong the house and use the money to settle your loan. If there is balance after lelong your house, it will be refund back to your nomination or beneficial.

Conclusion, if you have no MRTA or MLTA or life insurance or cash (from your family) to settle/service the loan when you are in the heaven, bank will sell your house to cover the loan. You may read your loan agreement for more detail about it.

I got a loan for 150k but the property only have cimb as panel.
please offer me a rate.

the developer told me I can get BLR-1.8 only.

hello guys, just need some help on the calculation.. let say


1-3 yrs = 4.4%
Thereafter = BLR - 2.1%
Lock up period is 3yrs
Max. margin is 90% + 5% (MRTA)
Property price = RM500k



Here are my questions.

1. MRTA for 100% coverage on 450k is RM15k per person. if the loan is taken by 2 person and i want to both to have 100% coverage, then the MRTA is RM15k x 2 = RM30k. Am i correct on this? is it advisable to have 100% on both parties?

2. base on the above figures on the max margin. Max margin 5% (MRTA) refers to 30k x 5% = RM1.5k(this is the max amount u can add to your housing loan)? or i can actually ad the whole lump sum 30k to the 410k ending up 440k as the full loan figure?

1) About the rate, i think i can get better for you, BLR-2.2 at least for your loan amount.

2) For MRTA, the 5% margin is base on the property value. So if the value is RM500k, 5% mean RM25k to be finance into loan for MRTA. Or maybe you can consider MLTA if you interested. You may pm me if you need MRTA/MLTA quotation. smile.gif

Everything seems to be fine. But however base on your salary also got to see how high is your commitment do define if you need co-borrower. So far for flexi I can get for a comparison of STC, Uob, and RHB as well. On loan tenure wise, it will be loan up to 65 years old max. See how old you are now. I'm a mortgage broker. 185k can get ocbc blr - 2.2% whole tenure. Hard to proceed BLR - 2.3% as not above 200k. interested can drop me your friends contact in PM.

r u sure max is 65? some banks have quoted me until 70 years old and one even 75 years old.

OCBC can offer better ...

Easily can get BLR - 2.3%

1) MRTA is depend on age and coverage period. So depend on individual.

2) MRTA can be financed into ur loan amount on top of 90% .
