hi there, i'm planning to get a condo soon and since i am putting in about 50% dp, i only need a loan of about 100k. Any idea which bank gives the best rates and yet is flexible?

i guess when it comes to interest rates, being a local customer helps, i got an offer -2.05 BLR today from HSBC :-)

good to hear that there are helpful officers out there. it really does make a difference. R O Y here in this forum also helped me out during the initial stages, nice chap who's willing to share info. :-)

i think it depends. I applied for a loan and then within the same month applied for another loan because i bought another property. i got a much better rate for my second loan because i was a repeat customer (3 properties same bank). some banks see ownership of up to 3 properties as acceptable but beyond that, will probably give u lesser margin of financing. for my case, i'm talking about hsbc. i also had a friend who applied for 5 loans with CIMB for his 5 properties, the bank only cut down the MOF for the last one.

hi all,

anyone knows the income to debt ratio for all the banks? can share here for purposes of loan applications? those i know are:

1. hsbc: 50%
2. ocbc: 100%
3. maybank: 40%
4. standard chartered: 80%

of course these are flexible if can show additional FD or other sources of income

today i went to the MAPEX exhibition in midvalley and some folks from the Kuwait Finance House introduced to me their zero entry cost package for under construction properties. As for their fixed rate, it is at 5%, apparently this was only launched today

r u sure max is 65? some banks have quoted me until 70 years old and one even 75 years old.

185k can get ocbc blr - 2.2% whole tenure. Hard to proceed BLR - 2.3% as not above 200k. interested can drop me your friends contact in PM.

Can. when i bought my first property, i only had 2 months payslip to show the bank since i changed jobs but backed it up with my annual income statement (+ 6 months payslip) from my previous job. my position is also contract based. No problem. if you dont want a headache, approach one of the mortgage agents here, am sure they would be happy to help out

be careful abt hong leong bank valuations

they decide on the valuer according to the first alphabet of your (ie: the buyer's) name

so your valuation might differ a bit unless its very close to or below market value depending on which valuer u get

40 years = ocbc, cimb, maybank, hlb, public bank
45 years = affin

hi,

can anyone confirm? if i were to use my company (i'm a director) to buy a residential property, is it affected by the 70% LTV? I currently have 3 property loans under my own name. will i be able to get 80%? if so, what are the differences that i should look out for?

usually there would not be much of a difference between verbal valuation and actual valuation if u provided all the correct info. for example, if u say your unit is facing klcc la, fully renovated with plaster ceiling etc etc but is actually not, then it will of course be affected. so far, no problems at all with valuations with all my purchases.
