Is it a Zero Entry Cost package? Full flexi? How much is the early settlement fee? What is the available loan tenure?
*
It is non zero moving cost but the legal fees, stamp duty and valuation fees can be financed into the loan on top of 90%.

There r Semi Flexi and the early settlement is 3% of loan amount.

The available tenure can up to aged 65 years old and for diploma holder above , tenure can up to 70 years old(aged must 21-35)

The BLR -2.1% WHOLE TENURE FOR LOAN >200K & BLR-2.3% WHOLE TENURE FOR LOAN >300k are still available and it's LIMITED.

Do contact Alan @ 016 5988 379 for further info and submission.

If this is OCBC's package, the UOB would be better since its BLR-2.2 for the entire tenure. What are your terms and conditions?
*
OCBC offered BLR - 2.3% whole tenure for 300K above..

For 200k above,

Package 1:
BLR - 2.1% whole tenure

Package 2:

Yr 1-3 4.15%
Thr after: BLR-1.9%

Any enquiry, kindly contact

hello guys, just need some help on the calculation.. let say
1-3 yrs = 4.4%
Thereafter = BLR - 2.1%
Lock up period is 3yrs
Max. margin is 90% + 5% (MRTA)
Property price = RM500k
Here are my questions.

1. MRTA for 100% coverage on 450k is RM15k per person. if the loan is taken by 2 person and i want to both to have 100% coverage, then the MRTA is RM15k x 2 = RM30k. Am i correct on this? is it advisable to have 100% on both parties?

2. base on the above figures on the max margin. Max margin 5% (MRTA) refers to 30k x 5% = RM1.5k(this is the max amount u can add to your housing loan)? or i can actually ad the whole lump sum 30k to the 410k ending up 440k as the full loan figure?
*
OCBC can offer better ...

Easily can get BLR - 2.3%

1) MRTA is depend on age and coverage period. So depend on individual.

2) MRTA can be financed into ur loan amount on top of 90% .

am intending to purchase a house around rm600k vide subsale.
agent confirmed bank can give valuation at rm570k.
any agent from any banks are welcomed to PM me your best rates.
my initial thoughts are going with financing from insurance firms vide their fixed rates scheme such as lock-in 30 years 5.25%.
i have previous loans with OCBC which i find their service is average at best. am considering banks such as cimb, hlbb, maybank, ocbc too.
would also appreicate if forummers can advise me the total fees expected from my purchase and loans eg. stamp duty, legal fees, etc.

Dear ALL Mortgage Consultants,

I came to know that for Islamic financing, Musyarakah Mutanaqisah (MM) is much better than bay’bithaman ajil [BBA].

I am looking for more than 500k home loan.

I was recently offered bfr-2.35 whole tenure (40 yeARS) but it is based on BBA concept.  Previously I didnt know the differences between BBA and MM. As such, I am now STARTING to look for MM based loans. I believe not all banks are offering MM based loans.

Please PM me if you can offer me MM based loans with attractive rates.

Hi,

I'm eyeing on second-hand landed house valued at 400k. It's around 5 years old.
Just a few questions that I would like to ask on mortgage rate, as well as others smile.gif

1. May I know if there is any bank that will be offering 10% downpayment and 90% loan? Please PM me if you have too smile.gif

2. If yes, what will the package looks like, I'm looking for 30 years tenure.

3. A bit out of topic, but how much will those legal fee cost approx?

Thanks
-first time house buyer-

Here is the answer:

1. OCBC do offer 100% loan with the T&C apply..

2. the housing loan wil be with the rate of B-2.3% for whole tenure and the balance with another interest rate.

3. u mean the SPA legal fees or the loan docs fees? U can follow the calculation as follow:

legal fees:

1st RM 150K - 1%
RM 150K - RM 2 mil :0.7%

Stamp duty for SPA:

1st RM 100k: 1%
Rm 100K - RM 2 mil: 2%

Stamp duty for loan docs:

0.5% of loan amount

Kindly PM or contact me @ 016 5988 379 for further details.

TQ
