in fb group they said not worth to take loan since % not that much nowdays

so you mention plan B = mean take longest loan tenure 35 years?
*
its a loan, at least after a year, if u wanna stop no issue to terminate. if after 1 year, Bank B offer better lower interest, sure no prob to terminate loan Bank A and start Bank B.
Been from Cimb to Affin to Ambank and last year back to Cimb cz better lower interest rates. I take longest loan tenure, for sure I wont waiting to setle the loan, just to take the use of rm200k parking there. I use the dividen yearly not as other who targetting to get certain amount after 3- 5 years

just scared adding commitment, plus i follow asb fb group
Seems many people condemn asbf

what do you think

Plan 1
Asbf - 16years for RM1458/month

or

Plan 2
asbf - 35years for RM947/month
*
always make asbf for max tenure. the less u pay is better for asbf. dont think too much about the interest u pay to the bank. u can always reduce the interest payment by paying more on the principal every month. u can use the extra money let say if u have wife to make her asbf loan too. You will get more by doing this. Or u can use the extra money for ur own use.

just make sure u apply the asbf fasility with the right method. you can message me privately if need more help.

the longest loan tenure is 40 years. loan tenure for asbf is up to 70 years. so those who is 30 years and below can apply for 40 years loan tenure.

many fight and keep said asbf is not relevant meanwhile me who have 400k asbf (include my wife) I earn 24k dividend this year. This is the power of compounding. And now my cumulative dividen is 100k+.

my target within 4 years my asb dividen cumulative will be around 200k+.

this is not include the principal which i also get when terminate early.

so far with asbf i already earn more than 200k of dividend but some of it I use to buy a shoplot (cash).

who said asbf harms you it is your loss.

current rate for asbf is 4.35% the lowest and still below the dividend given 5.25% (2023)

bravo bro bruce.gif
i have 800k asbf (me 200k asb1 n 200k asb2, my wife 200k asb1 n 200k asb2)

we have cumulative dividends of 50k+ for last year only after few years compounding

my advice to all, never listen to those comments in facebook, they do not know how to fully utilize asbf, they stick with the old way of investing asbf, take loan, then every january take out all the dividends (rolling method), of course they'll say 'tak balik modal' doh.gif

and for those who asked can asb sustained to give dividend more than 5%? so far in history, never once asb gave dividends lower than the rate of asbf, of course, there'll be no guarantee, but every investment has its risk, depends on you.. asbf is one of the lowest risk with high return brows.gif

I'm a noob. I thought asbf can be taken at any time. So there is a certain time to apply for asbf?

I saw this on fb too, saying asb2 is going to be available. Rate 4.45. or any lower?

Asb and asb2 is different fund. Both has options for financing. However asb has better dividend compared to asb2. And asb2 financing will not always available depends on quota by pnb. Because mostly asb2f takers are the one who already maxxed out 200k asbf

50mil quota has been finished for asb2f and currently pnb is adding another 50mil quota.

I can help if anyone prefer to do asb2f with rhb , rate is 4.3

Well...
There's both yearly & 2-3 year basis... combination of both being done....

If u ever read the previous pages posting which lazybones like u won't....
Expect others to spoon-fed everything like some baby....

Since u so curious.... go dig yourself everything...
Or other which kind enough will spoon-fed the information...

Again... I says..
There's indeed some loopholes.... if u care enough to find out via the bankers or agents.... they won't layan u because u not qualified... why waste time explaining & get nothing of it...

And ask your chindian bankers to go for ASBF courses provided by the banks (if he indeed dealing with it or not who knows)....
*
Why is this illegal and loopholes to take a loan and cancel it once I get better rate? Sounds like how refinancing works.

It's been a while back can't find your earlier reply.
