 ASB loan, worth to get it???

1) Iirc, banks that considers dividend as an income includes: Maybank, CIMB, Bank Islam, Public Bank, RHB, Ar Rajhi. You may want to confirm this with the respective bank itself.

2) To simplify things, it works this way, monthly installments that you paid is considered as commitment while the dividend you receive yearly is considered as income. So if your ASBF tenure is 30 years, your yearly installments will be slightly less than the dividend you receive. Hence, after a year, the income will offset the commitment.

3) Both is applicable. But for ASBF, installments will considered as commitments.

You can use any online Amortization Calculator. Just google you can find plenty.

For CIMB, if your financing disbursed on 1st - 15th, your payment will start the next month.
Eg: Disbursed 1st Oct, start payment 1 Nov.

But if 16th - 31st, you will start the payment the next 2 month. Means you got free 1 month dividend. thumbup.gif
Eg: Disbursed 16th Oct, start payment 1 Dec.

Anyway, CIMB will always send you a text to let you know when will your payment begin after your financing is disbursed.

Not sure with other banks tho.

Yes you will lose the dividend for that month. The lowest amount in the account for the month means must be in the account for the full month.

ASB and Unit Trust are basically the same things. But ASB Financing and UT is not.

There's a lot of way to invest and maximise your returns when you have a lot of cash and it depends on your target and comfort. Different ways have it's own advantages and disadvantages.

I think this might be a little bit out of topic. Nevertheless, Unit Trust returns depends on the fund itself and also the responsibility of your consultant/agent. But in general, usually Unit Trust is not advisable for short term investment.

I'm not sure about Maybank, but for CIMB, after the financing is approved, the consultant has to revert back to the bank on behalf of client either the client agreed to proceed or not after the client receive and read the Offer Letter.

You may try talk to the bank and state that the consultant never mention about the takaful things but technically you already agreed to it since you have singed the documents.

An experienced consultant should be able to estimate more or less the amount of takaful charges depending your tenure. Assuming your financing tenure is 30 years, total of RM 8.6K should be around 8600 / 30 / 12 = RM 23.89 monthly.

Still 4.8% promotion extended till end of year. But PNB Freeze Period is on 19th Dec 2017 so to be safe, apply by 30th Nov 2017.

The quicker the better because the dividend will be calculated once you start financing.

Unless if you are still deciding and waiting for the dividend performance. Else, just apply ASAP.

You don't have to take the problem to calculate by yourself. The dividend is already credited into your asb account. And you can even check the actual amount online.

For people without any commitment with the banks, yes it is. Even better because it will shows that you can have good commitment to your loan provided with good payment schedule.

For people who are trying to apply for any other loans in the near future, then only will get affected.

Yes, correct. And some banks doesn't even count dividend as income at all.

It's actually depends on your target. How much do you want to commit every month. How long you want to save. Short term or long term etc.

Nonetheless, the general rules to maximise returns is too apply for maximum 400K financing and let it compounded until the end of tenure.

Yes. It shouldn't be a problem because those banks are ASNB agents. You can do every transactions related with ASNB e.g., update your contact details, request for ASB statement etc.

I just got back from Maybank. They also now offering maximum tenure 30 years for ASB Financing instead of 25 years like before.
