 ASB loan, worth to get it???

the best bank to make an asb loan is CIMB for now...

1st tenure until 30 years
2nd u dont need to pay lump sump insurance for 30 years instead u can pay according to how long u want to hold the investment
3rd only 5.2% rate (if u have any offer letter from the previous ASB loan u can get a 0.2% discount on your current loan)
4th u can terminate ur ASB anytime (for islamic)

my calculation for 100k asb for 9 years (loan 30 years) u can get approx 100k (dun need to wait 30 years to get the 100k...)

how the calculation works?

every year assume dividen at 7% so u will get RM7000
RM7000 * 9 years = RM63000
ur ASB surrender value = RM20000
Total = RM83000

That's the total amount u get without adding the compound dividend after 9 years and the fluctuate of dividend rate every year

so total value after 9 years u can get almost 100k or more

(this only works if u keep paying the monthly payment for 9 years without touch the dividend)

MAYBANK just change their terms recently...CIMB already did this since last year if not mistaken

its not worth to take 25 years ASB loan if u use dividend to cover up your monthly commitment...if the dividend rate reach 7% u will need to topup ur own money...

no not yet....if thats true i want to apply LASB at Affin Bank...but i can see its not islamic so I will need to wait until maturity date before i can close the LASB account...or not actually? PM me your no. and if can the timetable sheet for the monthly commitment...thank you...

yes understand about closing the LASB below 18 month i will not get anything from it...LASB without lock-in period interesting...do u have agent at Negeri Sembilan?

yes CIMB will be a good choice...if u have an offer letter from previous LASB u can get a discount of 0.2% for your current LASB...well about the technique are varied but most of it takes full advantage from the compounding...

yes correct...why should u allocate to other places when u can earn more with only one bucket...the longer u keep ur LASB the greater ur investment will be...

with 200k if u can keep it for 30 years, u can earn about 1.6 million...thats the power of compounding...


ur total payment only 396k for 30 years but u can earn about 1.2 million nett..

for now only AFFINBANK give 5% for LASB without the need of offer letter and max loan for 30 years...

Maybank still 5% but only 25 years max for ASB1...ASB2 can for 30 years...

RHB bank im not sure

100% agree..loaner earn more because he start with 200k in his asb account while non loaner from 1200 as starter...compounding interest is fully utilize when u start big...they can earn more at the end of the maturity date...

Dun worry bro...start with little first is ok...if u r young make the max loan of 30 years with the afford amount u can and keep paying for atleast 5 years...after 5 years surrender your asb and use that money to pay for your whole year 200k asb loan....from here u just need to use the dividend money to pay for your loan....this is one of the easiest way and without to burden urself paying the high monthly commitment...but pls take note with this technique u wont be able to utilize the full benefit of compounding interest...but atleast u can earn more than 200k after 30 years...still a good amount for retirement right?

1. contoh tuan mampu apply pinjaman 50 ribu utk 30 tahun (BANK PROFIT RATE 5.2%)

bulanan = RM275 (tanpa insuran)

jd tuan byr amaun RM275 secara konsisten selama 5 tahun

selepas 5 tahun tuan akan dpt compound interest = RM21,000

jumlah lebihan tuan dpt selepas surrender pinjaman = RM4,000

Jumlah keseluruhan = RM21,000 + RM4,000 = RM25,000




2. Selepas dapat amaun ni apply pinjaman ASB 200 ribu (BANK PROFIT RATE 5.2%)

bulanan = RM1100 (tanpa insurans)

total setahun RM1100 x 12 = RM13,200

Jumlah RM13,200 ni tuan ambil dari RM25,000 yg tuan dpt dari surrender ASB sebelum ini

RM25,000 - RM13,200 = RM11,800 (baki ni terpulang pada tuan utk buat ASB 2 atau gunakan utk diri sendiri)


Ok kesimpulannya, dgn modal RM13,200 tuan ada ni, tuan boleh bayar bulanan pinjaman ASB utk 1 tahun (secara bulanan bukan lumpsum) tanpa menggunakan duit poket sendiri...Selepas 1 tahun tuan bole gunakan dividen yg tuan perolehi setiap tahun utk membayar pinjaman tuan sehingga 30 tahun...walaubagaimanapun cara ini tidak dapat memaksimakan keuntungan dari compounding tetapi ianya tidak akan membebankan tuan.

Tips tambahan : jgn bayar bulanan ASB dari dividen yg diperolehi secara lumpsum tp secara bulan2...jadi baki yg tinggal di dalam akaun ASB akan dikira masuk dlm kiraan dividen setiap bulan...


Jadi dgn bayaran minimum tuan RM275 sebelum ini, selepas 5 tahun tuan upgrade ke pinjaman ASB 200 ribu tuan tidak perlu membayar apa2 pun menggunakan duit tuan sendiri...


PERINGATAN : PENGIRAAN DI ATAS ADALAH SECARA KASAR (KEUNTUNGAN DIVIDEN 7.25% SECARA TETAP) DAN BUKANNYA TEPAT. KEUNTUNGAN ASB BERGANTUNG KEPADA DIVIDEN TAHUNAN DAN BAYARAN BULANAN BOLEH BERUBAH TERTAKLUK KEPADA PERUBAHAN BLR
