Applied for termination of my first asb loan.. But they said (maybank) the date for termination has passed.. Need to wait until january to terminate.. Hopefully there will be promotional rates between the banks for asb loan..

Hi guys, i am mostly a silent reader for this group.. I hv just terminated my ASB loan from maybank since last november.. And they actually terminated it this month.. I was wondering how they calculated the principal amount? Because i got only RM1055.89
My asb loan from maybank was started since early 2016 (around march), i made 200k asbf with takaful.. Monthly payment was rm1206.. My question is how do they calculated the principal, i thought that i should get around 3000+ from principal? Is it because of takaful? Thanks |

QUOTE(voncrane @ Feb 22 2018, 09:36 PM) So basically, you got 1K for the 2 years investing. As a silent reader you should have been aware that you terminated too early.. Plus extra payments for takaful as well = less principal. Granted, I'm sure you have your reasons being forced to terminate this early. But this is the repercussion and why it's advised against. Basically, as with such loans, the first couple of years, the larger bulk of your monthly payments all go towards paying the bank interest and only slight deductions made from the principal. It's standard bank practice so they recoup their profits as quickly as possible. After-all, they loaned you the money upfront. For best or accurate calculations, better ask the Maybank official in charge, for a breakdown or statement. That should clear things up for you. Thank you for your reply, i see.. yes i realised that i terminated my loan tenure too early, the reason was for me to get a better tenure.. I already applied for another loan with 30 years tenure instead of 25 years, and a better interest rate.. Thinking of im starting to get into 30s, i should try to get a better loan tenure before it's too late 😅 Alright, will ask the person in charge at Maybank for a statement/calculation.. Thank you for clearing things up for me |

Hey guys, i would like to ask regarding the cap of asb loan.. lets say that i had 200k (loan) + 14k (dividend) earlier this year.. and i want to terminate the loan.. so PNB will give back the remaining balance of the loan back to the bank and left me with only 14k in my ASB..
So if i'm going to apply for a new asb loan, do i need to withdraw all the 14k to apply for a max 200k loan tenure or just apply for a 190k and withdrew 4k only? Or is it possible to just leave the 14k in asb and apply for a max 200k asb loan giving the total of 214k in my asb? Can someone help me with this? |

Loses some money if my calculations are correct but that's because i purchased takaful.. but thats just dividend payout, not including the hidden principal value, i must say 6% is still okay..i hope there'll be many people terminating their asbf so that i can reapply a new one..
ASB financing really teaches me how to save up..if i were to choose my old decision to save up manually into the ASB account, i wont be as consistent as i am now.. Lets hope for better returns in the future This post has been edited by MrFay: Mar 28 2019, 04:24 PM |

Can someone make a new thread for this asb loan topic?
If possible, can provide FAQ as well in the first page? Quite hard to browse through all the pages, the search box doesn't help either 😅 |

i cannot believe people are still arguing about asbf when bora prisoner and buggie already showed their success in ASB financing.. there are many calculations being shown here before.. i seriously think someone need to open up a new thread with FAQs showing all the calculations so that no one will deny or having doubts about ASB financing

QUOTE(wild_card_my @ Apr 21 2019, 04:40 PM) That is the softcap i was talking about. It is calculated as the total accumulated distributions (mistakenly referred to as dividend) that you have received since the inception of your account I see.. i did withdrew all the money back then when i applied for asbf, because i thought i need to clear the account in order to deposit 200k asbf.. looks like now i just need to put back the money in it 😅Yes you can invest that figure into your ASB as cash Missed out some of the distributions for few months because of this though |

I heard that CIMB just started a new rate 4.9% for 35 years tenure..
I just got my asbf with CIMB at the rate of 5.0% 1009 monthly compared to 997 😠|

QUOTE(wild_card_my @ Apr 28 2019, 09:30 AM) A number of banks are doing 35 years now, one particular one is doing it with better rates too, at 4.85%. Never knew about this, but what happened if CIMB has the highest BR? Since the total interest rate Is the same as other bank are offering at the moment.. is there a chance for it to increase the interest rate throughout the tenure will be higher? Which bank do you suggest then? ThanksHistorically, CIMB has never given the best rates, be it in mortgages nor ASB-financing. Their cost of funds are simply way too high - highest BR in the market at 4.25%. CIMB has its strengths (rather easy approval), but interest rates is not it. As a mortgage and ASB-financing broker, CIMB is the last-resort bank. Used only when the clients' applications were rejected by other banks with better financing conditions |
