Is this normal? So ppl usually terminate their loan and sign up with another for a lower interest rate?

How long does the approval take? Need to be physically present at the bank?

I found sales advisor from fb. She said can get lower interest. So ask her to meet me at my office.

I've some questions.
Was that 3.85% rate fixed for the entire tenure?
And how long does it take to get the loan approved?

It's normal. Not just for the lower interest rate. Meaning even if the new loan is the same interest rate you should still do it. Otherwise you're not using this strategy to full potential.

You do it to get back all the principal you've paid. To be invested elsewhere

And always take back the maximum tenure for the lowest repayment

I see.

Nowadays we can just apply online right? Do we still need to go to the branch to sign documents etc?

I took ASBF last time in 2017 with Takaful but i have already cancelled it few years ago already.

But in Tiger2U account, under insurance i can still see the PRTT with maturity date 2047.

Does it mean this takaful is still active? So If i decided to take ASBF again, I dont need to take takaful anymore right?

I'm trying to calculate how much we earn if we terminate our loans in 10 years, assuming 5% dividend and 3.5% loan rate.

If take 200k loan, the remaining loan would be 154,854 after 10 years;
and the ASB value (dividend reinvested every year) would be 325,779.
Total repayment in 10 years is 107,770.
So net profit is 63k?

Hi guys, I am new in this forum

I am currently doing ASBF since 2019 with RM70k loan with max tenure installment (35 years)

On 1st April 2022, I went to CIMB bank and request for termination and last week before raya got follow up with the officer and she said I got shortfalls and bank cannot close my ASB account yet. I need to pay the amount of shortfalls first.

Btw, my sister also terminated her ASBF and got no issues since we both taking the same bank at the same time.

someone can clarify this?
