 ASB loan, worth to get it???

Wanna ask about ASBF.

What's the difference between the different banks like Maybank, RHB and BSN???

Are all the charges the same? Can any of these charges be waived?

What do I need to watch out when taking an ASB loan?

The difference could be the interest rates and the loan tenure. Some 30/35/40 years up to max age of 65/70 years.

I believe RHB offers the lowest at 3.40% (if your salary in acc is change to RHB). Else it’s 3.45%, same as ambank, but rhb is only till age 65, while ambank is 70.

BSN i think is quite low but only 25 years only, but the interest is 3.2X%.

Maybank is slightly higher at 3.55% when i survey back in Aug 2021.

The goal is get the lowest interest rate. Tenure is depend on urself.

Hong leong sometimes they do promo like 3.35% but their stamp duty is 0.5% of ur loan amount, so if u take max at 200k then stamp duty is rm1k, but other bank seems like only rm60. So my opinion is not worth it la

Say, if I just want 30 years tenure...
BSN is BR+0.85% = 2.6 + 0.85 = 3.45%.

Correct me if I'm wrong. I don't think that you MUST take insurance. Bank charter outlined that they cannot bundle two different products, i.e. lower interest rate if take insurance deal is not allowed. Can even report to BNM if such conditional rate is being offered.

Say if I go with Maybank, 30 years and 3.45%, is there a way to calculate at which year that I'll break even (no loss) if I want to terminate the loan?

i think, as long as the dividend rate is more than the interest rate charges.....then that is "free' money...

How much the dividend given out last month? I think my loan was 3.5% with ambank last time. Still untung?

personally still worth to take the ASBF compare u saving using normal ASB.

2021 ASB Dividen asb solid 5 sen/unit. Yes still untung a lot.

for maybank, gameplan is 5 year to benefit low % for 1st 3y

can someone check is there any T&C refrain me from doing so

this year is not announced until 31st Dec.

so the latest, distributed on 31st Dec 2021 was 5%.

i had offer from ambank of 200k, 3.45% loan. Currently with CIMB since 2016 at 3.85%, 150k.

planning to terminate the cimb

Is this normal? So ppl usually terminate their loan and sign up with another for a lower interest rate?

How long does the approval take? Need to be physically present at the bank?
