im gettin architect cum contractor to do for me. all in all he chargin about rm2k to kau tim all...

u can try to bargain if its a simple reno design, e.g extension of back kitchen only.. no harm tryin! smile.gif

Added on May 26, 2010, 2:15 pmcall mpkj, they can give u a few 'recommended' contacts. then call to check out the market value of such fees. if its about there, at least u knw ur not gettin conned.

also, make sure u get something like a CF equivalent. after reno, ur droughtman should come out with a cert to say that ur reno is as per plan. some ppl skip this, but i was thinkin, since im doing it "right" might as well do it right the whole way smile.gif

Hi kathlynn,

I am planning to renovate my house at Puchong. My contractor told me to "buy" standard plan from MPSJ. Can we just buy a plan from the MPSJ? I think I would like know your architect who charge you about rm2k to kau tim all.

Hope to hear from you soon. Thanks.

Yong

renovation cost is one thing that cant never be accurately estimated. i learnt it the hard way. shakehead.gif

estimated at rm20k,
now going for rm25k

the more i went to the showroom, the more it tempts on buying a lil bit more pricier "quality than originally quoted" stuff. eg.rm120 sink-->rm400 sink. etc.
sweat.gif

not to mention the home appliances and furniture!

Hello everybody.

I have a 16x45 2-storey terraced unit (2 rooms, 2 bathrooms) in Subang Jaya and I need to desperately renovate almost everything!

One young Chinese contractor (recommended to me by a blogger) quoted me the below rates.

Could anyone here please tell me if these are the 'market rates' or is he just overcharging like crazy It seems very expensive for very basic stuff!

icon_question.gif
-------

1. Tile: HACKING existing tiles + CEMENTING + INSTALLING (new tiles)
-- RM6.50 psf (excluding tiles; RM7.00 psf if tiles are larger than 2'x2')
(which means for my house, which would be around 1,000 sq ft,
it would cost at least RM10,500 to just retile the house with 'cheap' RM4 psf tiles!)

2. PAINTING: painting ceiling, grills, walls, basically everything)
-- RM5,500 (excluding paint; add about RM2,000 for mid-range matt white paint)

3. Aluminium/clear glass sliding door+windows with powder coating
-- RM23 psf (windows), RM25 psf (doors)
(a rough calculation would make a normal sliding door with 3 glass panels to be around RM1,800)

4. CEMENT WORKS
-- General/overall cement work cost: RM2,000
-- Powerpoint RM85/each
-- Routing RM60/each
-- Lighting point RM75/each (or RM45/each if got 3+ points in one room)

5. NEW PIPING (refurbishing/waterproofing two small bathrooms, convert old pipes to new poly-pipes)
-- RM3,200 (excluding bathroom accessories)

6. STAIRCASE (small 3' wide x 10' long)
-- RM3,000 bare cement stairs + RM1,500 steel staircase handle

7. FRONT GATE (steel, 9' long)
-- RM2,000

-------

Altogether, it would be around RM30,000+++ just to get 'affordable' new tiled floorings, some new aluminium framed sliding doors and windows, and a new piping system plus a new cement staircase. This is not even inclusive of fittings (sinks, built-in cabinets, etc). This seems a bit gila babi... especially for a tiny home...

Could any contractors or people familiar with renovation prices please advise me on this? If these are the standard charges? I will scrutinise this thread later for other rates but I thought it would be good to post these figures up anyway for comparisons...

Thanks and I hope anyone here could PM me or respond with feedback! sweat.gif
