QUOTE(catpowder @ Apr 12 2011, 04:48 PM) Hello everybody. Check your PM, I got one very nice contractor.I have a 16x45 2-storey terraced unit (2 rooms, 2 bathrooms) in Subang Jaya and I need to desperately renovate almost everything! One young Chinese contractor (recommended to me by a blogger) quoted me the below rates. Could anyone here please tell me if these are the 'market rates' or is he just overcharging like crazy It seems very expensive for very basic stuff! ------- 1. Tile: HACKING existing tiles + CEMENTING + INSTALLING (new tiles) -- RM6.50 psf (excluding tiles; RM7.00 psf if tiles are larger than 2'x2') (which means for my house, which would be around 1,000 sq ft, it would cost at least RM10,500 to just retile the house with 'cheap' RM4 psf tiles!) 2. PAINTING: painting ceiling, grills, walls, basically everything) -- RM5,500 (excluding paint; add about RM2,000 for mid-range matt white paint) 3. Aluminium/clear glass sliding door+windows with powder coating -- RM23 psf (windows), RM25 psf (doors) (a rough calculation would make a normal sliding door with 3 glass panels to be around RM1,800) 4. CEMENT WORKS -- General/overall cement work cost: RM2,000 -- Powerpoint RM85/each -- Routing RM60/each -- Lighting point RM75/each (or RM45/each if got 3+ points in one room) 5. NEW PIPING (refurbishing/waterproofing two small bathrooms, convert old pipes to new poly-pipes) -- RM3,200 (excluding bathroom accessories) 6. STAIRCASE (small 3' wide x 10' long) -- RM3,000 bare cement stairs + RM1,500 steel staircase handle 7. FRONT GATE (steel, 9' long) -- RM2,000 ------- Altogether, it would be around RM30,000+++ just to get 'affordable' new tiled floorings, some new aluminium framed sliding doors and windows, and a new piping system plus a new cement staircase. This is not even inclusive of fittings (sinks, built-in cabinets, etc). This seems a bit gila babi... especially for a tiny home... Could any contractors or people familiar with renovation prices please advise me on this? If these are the standard charges? I will scrutinise this thread later for other rates but I thought it would be good to post these figures up anyway for comparisons... Thanks and I hope anyone here could PM me or respond with feedback! Added on April 14, 2011, 2:25 pmIf you need any kitchen and bathroom accessories, you can check this guy out... his username in lowyat zheilwane He gave me a superb bargain on Johnson Suisse products and Sorento. Went all over town, Puchong, Damansara, KL, his price is the best! Is it cheap if i'm quoted RM450 to do retile for a toilet measuring 40sqrft (4.5x7.5 ft) with tiles included?
No hacking and removal of tiles, just scratch and lay on top of existing tiles No water proofing,, is it necessary? |

No hacking and removal of tiles, just scratch and lay on top of existing tiles No water proofing,, is it necessary? I think it's ok. My contractor charge me rm 4.50 without tiles and hacking. Just laying tiles include cement. Waterproof is good for especially upstair bathroom |

Daer Sir/ Madam,
I am having some problems with my existing floor tiles at my guess room (ground floor), dinning area and kitchen. There is oily liquid coming up from the surface. After the oily liquid dried, it left a black mark on the tiles. May I know what is going on and how to solve the problem? Please advise. I would appreciate it if you can reply soon possible. Thanks. Regards, Yong |

I have has similar like you but cant give you any solution as still happen to me.
9 years ago when I moved into my house and noticed this, hence have file a complained to the developer since it still under warrenty. What they does is 1) Removed all existing marble (Yes, Marble) 2) Removed the slab included sand till the bottom of the base (structure) 3) Relay a layer of waterproof 4) Put in new sand as suspect due to the sea or river sand which causing those oily sign (wood / dust...) 5) Put paper type of waterproof (paper like when we put chicken rice 6) Put in new tiles, yes tiles, as I want to replace with marble... But after 5 - 6 years, this problem back again till now and it will keep growing... * More than 6- 7 houses that I know is impacting within this 2 row This post has been edited by Jo_da48: Apr 20 2011, 09:22 PM Attached thumbnail(s) |
