Hello all,

I was shopping at Tesco Jelutong when I saw there's a seller for Jawi Golf Garden. Interested in single-storey terrace house (Price is RM187k)

Would like your opinion about the location and potential resell value. From what the seller told me, it's about 10 mins to the 2nd Bridge, but I am not sure if I need to go to Batu Kawan, or over the highway to go there. Their description is a bit vague.

PS: It's next to the Golf course, iirc

I saw the house posted in property guru
at 175k but it looks small n I dun think
there's a lot of potential. Have u seen the
area and are u planning to stay there?

anybody heard of this "Orchard Ville" project, near Meridien residence, free hold, launching at 500psf?

Practically and sustainability is questionable.

New time, no problem, but to maintain it, need plenty of effort and $ too.

Also, if planted fruit tree/plant, may invite insect/fly around, which is not something pleasant for lower floor one if tree is adjacent to the unit.

Greenery concept has its limit, a "real" forest inside a condo, can be problematic and causing lot of money to maintain.
Currently, plenty of condo is already at stress financially when in ordinary maintenance of building through existing maintenance fee collected. Adding more "forest" inside, mean more maintenance fee needed, somemore, gardener is not cheap and good gardener is not easily to get one nowadays.

hi penangites/investors,

i am looking for the places below to invest in..i expect to rent it out at a rate that will at least cover my monthly loan repayment..also i want a place which has better rate of occupancy and better value appreciation rate...to have a better judgement below are the details:

Desa University (mostly rented to students):
1. Average asking price = RM 380k - RM 485k
2. Average size = 900 - 1100 sqft

University Heights (mostly rented to students):
1. Average asking price = RM 340k - RM 450k
2. Average size = 800 - 1000 sqft

Sri Saujana (mostly rented to students):
1. Average asking price = RM 380k - RM 500k
2. Average size = 1000 - 1200 sqft

Taman Pekaka (mixture of students and working class, has most units for sale comparing to the rest which concerns me abit):
1. Average asking price = RM 250k - RM 400k
2. Average size = 700 - 850 sqft

prices are subjected to the unit condition in terms of furnishing and renovation..

1. may i know wat is the average market value per sqft surrounding usm area?

2. i know there are some techniques to buy a unit at below market price..this do not involve negotiating for more discounts or price slash...instead it is carried out by doing some barter trading/internal agreement but i have yet to find out or learn...can anyone kindly share with me?


any suggestions and advices on investing in one of those places are very welcome biggrin.gif
