If you want affordable landed house and don't mind leasehold of around 70years then you can try look in bkt gedung or bayan baru single/double storey terrace (not cluster house). I bought a unit at 360K 3mths ago (mudah.my listed 420K-430K). It might look old but after reno things will be different.

At first, I plan to buy a 2nd hand apartment around 400K but most of it got this issue:

1) 1 carpark (maybe 1+1)
2) High maintenance fee (swimming poor not clean enough)
3) High density (rush hour nightmare waiting for lift and traffic issue)
4) People visit a hassle
5) Master room is small, 2nd room even smaller, 3rd room no need to say.

New 1100sqft condo:

1) 450K-500K (not include reno + gangster contractor issue)
2) High maintenance fee
3) Mostly 2CP (expensive CP)
4) Unknown house quality, environment, occupancy
5) High density (rush hour nightmare waiting for lift and traffic issue)
6) People visit a hassle
7) Master room is small, 2nd room even smaller, 3rd room no need to say.

I have few units lot low medium cost apartment , around 65k for the time being.

rental up to 8.5-9% / 450-550 RM per month

i m quite sceptic about the orchard concept. maintenance will not be easy. 

Which property you referring to ?

- Not sure abt maintenance of one/dua/tree residence, you can call an agent to ask ask. But confirm SPI cheaper as it dont have facility and only pay for guard security. 10 years ago, when I survey that area housing to look for landed, that time is RM60 per month. Now should be increase d.

- SP setia older house and a lot of of renovation need to carry on but the environment should be nice. Phase3 should be better.

- I think both also consider old house, if you buy it I assume there should be quite lot renovation you need carry on. So like house piping, roof tile you can do new one so should be not a big concern d.

- Ideal asking price higher, one of factor is the house is 2 storeys. Demand on 2 storey house always higher that 3 or 2.5 storey and the supply in Penang is less therefore it is no surprise price would be higher from 3 storey. Off course need see location also, like Ideal there surrounding is look better than SPI. Then back to your own preference lo, if happening surrounding will come with noise so which you prefer lor..

Would personally avoid Sunway Tunas, there are too many problems with the house itself and you'll spend too much money repairing it. One big problem is their piping. Drive around the area and you'll see some houses have their piping being routed all over due to the original pipes leaking into the wall. The toilets upstairs are prone to leaks as well. I've stayed there for 10 years and the porch has been dug up twice due to pipe leaking below. The third one being the pipe under the hall leaking and we had to reroute the whole house cause it's too costly to big up the hall and porch.

is this better than sathu terrace?

notice its coooler... i have not decided yet... just the traffic in and out during peak hours and the cars illegally parking next to the road..... are there any good units left for sale there?
