Hi,
Any idea how much per square foot an empty land in Tanjung Bungah cost? And what's the rate, in term of RM psf of build-up area Banks use to calculate a newly built bungalow house?

hello guys need some advice here
am eyeing on one property in penang priced around 650k, and was quoted this by the property agent:

Legal Fees around Rm 6500
Stamping Fees Rm13500
Other Fees Around Rm 5000
Total (Around) Rm25000

Downpayment 10% Rm65000
My Commission Rm 6500

Rm25000 + Rm71500 = Rm96500 (Around)

the agent says in Penang buyer pay 1% fee to agent (other than seller 's 1%), while what i know is supposedly is seller pay 2% to agent and buyer pay 0%.

of course i dont want to question this (yet) as i know sometimes there are local practises in effect... but the legal fees surprise me. pls advice whether the agent is correct or just trying to suck the blood of a newbie like me. thanks

Vacant in that area should be around RM200-300psf.. Built-up area should be around RM500-700 psf.

But all these is really subjective. Also depends on which piece of land.

If this is only the SPA, RM11,500 legal fees for a RM650K unit is a bit high. That's excluding stamping fees. I wonder what is the "Other Fees"?

For commission, yes, some agents do it slightly different in Penang. But it is still subjective. You can always negotiate. smile.gif

Yes, the stamping fee is correct. But if the strata title is yet to be issued, then there is no title transfer. Which means no transfer stamping fees.

If you have other properties, you can refinance your other property for another 100K, and then use that money to pay for the initial cost of this new property. Then it is same as 100% loan smile.gif

It's actually a medium cost terrace build by PDC (not cluster house) but lately many ppl bought it and reno it to modern design house.

for penang, agent commission is paid by both seller (1%) and buyer (1%).....strange rite tongue.gif

If the seller is untung damn a lot, maybe he will consider to pay 2%, buyer no need to pay.......IF lah...
