guys i'm a looking for 500k n below new double storey terrace house...it's for long term stay not investment...i'm considering either teluk kumbar or balik pulau as only these 2 places can find house in that price range...i'm in dilemma of which 2 choose as both have their own pros n cons...

teluk kumbar:
1. urban area, undeveloped...take more years to b developed compare to balik pulau (i think)
2. surroundings are kampung/squatter houses..mountains..empty lands...
3. 98% are malays
4. nearer to FIZ

balik pulau:
1. more developed (at faster rate somemore), more schools n amenities coming up..will b commercialized soon
2. more better houses like TST/DST/semi-d
3. more chinese
4. major issue is the road system...uphill climb...more petrol consumption n frequent car maintenance...further to both city and FIZ compare living in teluk kumbar...

do u guys have any suggestions/advices to share with me before i decide where to settle down?

tk still got below 500k...hv 2 go find out lo...very close to 500k la...if wait awhile more will b above 500k liao...tatz y i wan book asap if i hv decided 2 get a house there...500k is my maximum ad...hardly can "breathe"...juz let me know tk or bp is better then i can set my eye on 1 place...

hi penangites/investors,

i am looking for the places below to invest in..i expect to rent it out at a rate that will at least cover my monthly loan repayment..also i want a place which has better rate of occupancy and better value appreciation rate...to have a better judgement below are the details:

Desa University (mostly rented to students):
1. Average asking price = RM 380k - RM 485k
2. Average size = 900 - 1100 sqft

University Heights (mostly rented to students):
1. Average asking price = RM 340k - RM 450k
2. Average size = 800 - 1000 sqft

Sri Saujana (mostly rented to students):
1. Average asking price = RM 380k - RM 500k
2. Average size = 1000 - 1200 sqft

Taman Pekaka (mixture of students and working class, has most units for sale comparing to the rest which concerns me abit):
1. Average asking price = RM 250k - RM 400k
2. Average size = 700 - 850 sqft

prices are subjected to the unit condition in terms of furnishing and renovation..

1. may i know wat is the average market value per sqft surrounding usm area?

2. i know there are some techniques to buy a unit at below market price..this do not involve negotiating for more discounts or price slash...instead it is carried out by doing some barter trading/internal agreement but i have yet to find out or learn...can anyone kindly share with me?


any suggestions and advices on investing in one of those places are very welcome biggrin.gif

i can onli take 70% loan since this is considered as 3rd property if i wan to buy...so im guessing the repayment should b around 1400

actually the rental around tat area is about 1200...but the repayment is based on 400k value...there are still those below 400k...one of my friends got a property in desa uni and been renting out at 1200 and manage to cover his repayment although recently he has refinanced to bank valuation amount...

i would like 2 get a unit in desa uni as well but now onli 4-5 units on sale for above 400k...nobody willing to let go below 400k...there is 1 offering 380k but not sure how is the condition..

of coz i hv seen the area surrounding usm...there are a few other places like university heights and saujana...i mean tat particular unit in desa uni selling below 400k..

2nd agent is correct...but provided ur salary not more than 3k..u can go komtar land office to check ur status if u wan to confirm

lol friend for low cost transactions u need to go thru state consent..dun worry lawyer will know this and advice u accordingly...bout the bt kawan im not sure..mayb special case coz they can no longer serve the installment
