Officially BM City project is a commercial project with commercial title. But I believed the units are mainly designed for residential purpose.

If I'm not mistaken, clubhouse facilities (including swimming pool) are optional, you need to join as their club member in order to use the facilities.

Anyway, not sure if there is any change recently since they have already released a few blocks now.

biggrin.gif Yes, that may happen. Actually it's not about the title, more about the environment and location. There are also other services apartment which are commercial title, but all of them are residential.

In case you are not aware, there are actually people staying at The CEO bukit jambul as residential too. smile.gif

I think there are many other factors that may affect your decision. smile.gif Such as your age, work location, got children?, do you already have a house to stay?

If you yet to have your own house, i think you should focus on getting a house for your own stay, else it is getting difficult in the future. There are many type of property you can invest, but for own stay, usually we are more particular. smile.gif

But then the next question, are you sure you are going to stay in balik pulau? From your comment above, I am not quite convince that you wanted to stay in balik pulau later. Sometime we just trying to convince ourself to buy a property by giving excuse that can stay there in the future, but in actual fact that will never happen. wink.gif

So if you already have house for your own stay, then buying a condo at gurney area for rental return would be the better choice. Then again how easy to rent it out will depends on location, pricing, condition and etc.

Since you already have a house to stay, then i think condo is a better option. If there is an option, try to buy the show unit or the unit with fully furnish. Then you don't have to spend any money before renting it out and yet most of the furnishing cost will goes into your loan. smile.gif

Landed is always the preferred choice, but if it is in balik pulau, flipping to make good profit my not easy.

5% rental return based on original purchase price or current market value? It's different actually smile.gif

Vacant in that area should be around RM200-300psf.. Built-up area should be around RM500-700 psf.

But all these is really subjective. Also depends on which piece of land.

If this is only the SPA, RM11,500 legal fees for a RM650K unit is a bit high. That's excluding stamping fees. I wonder what is the "Other Fees"?

For commission, yes, some agents do it slightly different in Penang. But it is still subjective. You can always negotiate. smile.gif

Yes, the stamping fee is correct. But if the strata title is yet to be issued, then there is no title transfer. Which means no transfer stamping fees.

If you have other properties, you can refinance your other property for another 100K, and then use that money to pay for the initial cost of this new property. Then it is same as 100% loan smile.gif
