I dont really like to go to those property fairs, esp those in Penang. Most of them are 'rejected' properties... By the way, does anyone have any idea how much increase in term of % Penang landed properties have increased over the last one year?

That's very high. I wonder how the working class is going to ever afford to buy landed property in Penang.. They can 'chase' for years and still not afford it coz % salary increment can never match appreciation in landed property price.

Mainland, and working in the island? Is it cost effective? Staying in mainland and working in Kulim is very convenient. Anyone actually calculate cost effectivenss of staying in mainland and working in the island?

Travel within island to work = RM4
That's RM13 difference per day.

Calculate for 30yrs = around RM150k

RM150k vs RM300k !! ( i not even calculate the loan interest from the 300k yet)

Of course u need more time to travel, but u can opt to work in mainland or Kulim.

Err.. i think u forgot to factor in capital return from the said property. At the end of the day, u may get a lot more from the island property by selling it when u retire. Any idea what's the appreciation rate in term of % comparing the 2 properties?

Can always sell a higher value landed property and move to an apartment after all the kids have gone study or work. Anyway, paper gain can always be realised if property is sold.

Penang island is very short of land, so in view of short supply and hot demand, i would think island property would go higher in 30 years. That's my personal opinion.

I agree with u I wont buy The Light to stay. High rise built on land refill is kind of unstable.

I dont get what u meant. The price of an apartment 30 years later will be higher than the price i paid for the house NOW (that's called inflation).So? After staying in the house for 30 years, then sell it and move to an aparment, dont u think i will have some cash left over? the price for an apartment, now or 30 years later, will be cheaper than a house!

Any idea how much per square foot an empty land in Tanjung Bungah cost? And what's the rate, in term of RM psf of build-up area Banks use to calculate a newly built bungalow house?

Hi guys, how much can this property in Tanjung Bungah fetch?
Land 4100 sf with a 2 storey semi detached of 300sf build up.
