Anyone aware of this project: http://www.bmcity.com.my/introduction/

Are the Designer Suites for residential or commercial use?

Currently, their website above don't state it clearly...

But in an old brochure I found here: http://www.penangpropertytalk.com/2012/01/bm-city-mall/

It shows the suggested office layout for the suites.. so it is for commercial?

i am confused now...

Officially BM City project is a commercial project with commercial title. But I believed the units are mainly designed for residential purpose.

If I'm not mistaken, clubhouse facilities (including swimming pool) are optional, you need to join as their club member in order to use the facilities.

Anyway, not sure if there is any change recently since they have already released a few blocks now.

biggrin.gif Yes, that may happen. Actually it's not about the title, more about the environment and location. There are also other services apartment which are commercial title, but all of them are residential.

In case you are not aware, there are actually people staying at The CEO bukit jambul as residential too. smile.gif

Commercial title means cost of utilities like electricity and water will be much higher. Reason why is probably the area is situated in commercial zone. As a note, a lot of the high rise condos in KLCC are commercial titled.

Will Penang 2nd bridge stimulator of house price? Will it help on Simpang Ampat area ?

no idea, but it will takes roughly 3-4 years after the bridge is built to develop simpang empat

penang 2nd bridge will be completed on 2013 . why u said still need another 3-4 years ? based on what assumption ?

Usually after completion of the Bridge, Batu kawan will start developing first, but bear in mind, the state is going to build a lot of Low Cost Houses in batu Kawan.

The development is there, but not so sure about the Low Cost houses affect the prices in Batu Kawan, furthermore and needless to say, Simpang Ampat is further,

of course Batu Kawan is their first option

how is the current to 12 month market for island area? are any property owners particularly the speculators/investors start to be affected? looks like they are still strong upping up prices or does this indicated anything? lots of property in the market now but how many are transacted?

OK, I think different from you .....

Batu Kawan is "ulu".... Penangnite may be more interested at Simpang Ampat, maybe which is much more developed ... (Anyway, Simpang Ampat don't have any shopping complex rclxub.gif )

I went to Batu Kawan b4, I as mainland person don't like it .....

Don't think those PENANG ISLAND person with "nice lifestyle" (shopping mall & night life) might even consider it especially so many low cost house (govt) buiding there.

you are right, but when PENANG ISLAND person are left with no choice, more than 30k applicants applying low-medium cost while 4 years only provide 3k+ houses

build by developer. so people have no choice to but have to buy Batu kawan's LMC
