 Bukit OUG Condo, Any information?

Clarify our worries. Did you? By just saying "those are not landslides."

Unless there is an official clarification by the relevant authorities, otherwise the residents should not tolerate at all on this issue. This is about safety and life. Bukit OUG condo is one of the largest condo in klang valley which consists of 14 blocks and over one thousand seven hundred units of household. Base on this size of density, the consequences could be a catastrophe.

The resident there can presume nothing will happen and continue sleeping beside a time bomb that may blow up anytime especially during rainy season.

“There is an upcoming project over there” With a tiny hill slope area, what project could it be? I don’t think any authorities dare to approve any project in that small piece of hill slope.

This map photo may be taken 1 or 2 years ago, the brown soil colour spot was not small compare to the entire condo’s area. Until today, we can still see some brown soil colour spot there if we reach Kesas toll plaza. We never see any work in progress there for any project.

I hope any one who stay opposite site such as Greenpark condo, fortuna court, OG height can help to take some photograph and publish it at this forum for everyone’s viewing.

No point talk to those who are not even owners at bukit oug but trying to be 'concern' lol... He or she better do a lil more studies about the area rather than saw from GoogleMap and kesas and say that its a landslide thumbup.gif

Dont reveal too much info to him. He might be a spy rclxms.gif

Am interested on the townhouse, is its price also go up lot recently. Now asking price is like RM320k for 1100sf... Will it appriciate more?

Mana ada 310k? Nowadays all asking for 350k neh... Sure the price will increase summore now more n more good news coming to this place. biggrin.gif

I am looking for bukit oug condo to buy for own stay .. either 1222sqft or 14xxsqft also can... anyone know? prefer with some reno with reasonable price... thx...

Yes there are some units for sale. 1400sf are going for around 220k then 1222sf about 170k. Well kept units

"heard" that will sell below 300K
once of their selling point is "5 minutes walking distance to future LRT"

Pls bear with me as I'm actually looking for a decent condo in KL at reasonable price and I find that Bukit OUG quite match my requirement. Also is it Leasehold or Freehold? What is the drawback of the condo at the moment - eg bad management etc

it is due to poor management and poor access road.

only one tiny road to and fro the condo, during peak hours is a nightmare.

Bukit OUG is an affordable piece of property. There are some problems with previous management but since beginning of the year new management has taken over and we seen rapid changes. I suggest you to go the condo yourself, speak to the agents, guards, management office staff, residents there rather than rely the forum. biggrin.gif

Previous management has really done a bad job therefore many owners did not pay maintenance. Some even owe up to 10k (especially Singaporean owners). Current management has done a great job. biggrin.gif

There are few access roads to this condo but the main one would be from Tmn Yarl. Currently there are two alternative roads one is from Kinrara industrial area next to Mutiara Bukit Jalil, another is from Jln Puchong exit Kg.Muhibbah.

Future access roads is when Prasarana open up the access road from Tmn Esplanade Jln 1/155. (Please check with DBKL they got all info you need) But that is proposed road, if the LRT starts the access will be there. Whether to wait til things start or buy now where the price relatively affordable. It is your call biggrin.gif

Why do they open the access road from esplanade for ? What is the reason ?

Will it not cause a massive jam at jln 1/155b (before exit to kesas highway) bcos it will be a 4 way intersection instead of current 2 way ?

Good advice bro, i checked with lawyers, bankers, agents and residents also before buy this place.

At first some friends against me from buying but after serious consideration i decided that this is the place where offer me affordability and near to city. Now i making good return already, even some friends start looking at this area.

Investment are for those who can foresee opportunity.
