I thought the application for the title need to be done collectively by all the owner there. then only have chance to get it.

mine 1 the owner sell 130K...but i saw the house jz after renovated, & no need me worry about since I saw a lot buyer went to hv a look..
So, i faster told the agent even if the owner lower the price a little bit also doesn't matter.

last year I saw another unit 1446sf b4 I bought...the Singaporean Owner want sell it 150K, that unit very big....@@ but the way I dislike is the renter didn't
take care of the house till the wall cracks at the kitchen part & the floor also...no eyes see >.< finally the owner offer me 140K for this 1446sf.
But after I think about the spending for the renovation just the wall & floor already cost me more than 10K...not worth.

At the end, decided to buy that 1222sf. So far so good, no regret~^ ^

base on the price you saw during 2008 & 2009, there is not much increase compare to the price now. compare to the current property market they consider appreciate very slow.

160 is a bit high, how is the condition inside ? renovated ? wardrobe ? kitchen cabinet ? tile all ok ?

What is the resident ratio here. is there many foreigner renting there ? Anyone know how many percent are chinese, malay, indian and foreigner. I heard there are many middle east foreigner tenant. Nowaday, many condo are tenanted by african and bangladeshi.

Attached Image From the map, I notice, there is a minor landslide at the slope between the condo and kesas highway, perhaps this map is not the most recent photo, but these few days when I pass the kesas toll plaza from sunway towards sri petaling, I can still see some minor landslide sign there.

I think the resident should voice out the issue to the bukit OUG condo resident association, at least there should be an inspection by the respective authorities. I am not sure this area is under DBKL or MBPJ.

This is for the safety of the resident before the slide getting worst. Never take this issue lightly even the slide is not that serious, the residents need to act fast. If there is no action from the authorities, the BOCRA should make arrangement to meet up the YB. Teresa Kok.

We still never forget about the tragedy in 2008 at bukit antarabangsa and 1993 at taman hillview ulu klang.
Not to scare anyone here, but its better to take precaution, this is the resident's right to ensure the safety of their surrounding.

Clarify our worries. Did you? By just saying "those are not landslides."

Unless there is an official clarification by the relevant authorities, otherwise the residents should not tolerate at all on this issue. This is about safety and life. Bukit OUG condo is one of the largest condo in klang valley which consists of 14 blocks and over one thousand seven hundred units of household. Base on this size of density, the consequences could be a catastrophe.

The resident there can presume nothing will happen and continue sleeping beside a time bomb that may blow up anytime especially during rainy season.

“There is an upcoming project over there” With a tiny hill slope area, what project could it be? I don’t think any authorities dare to approve any project in that small piece of hill slope.

This map photo may be taken 1 or 2 years ago, the brown soil colour spot was not small compare to the entire condo’s area. Until today, we can still see some brown soil colour spot there if we reach Kesas toll plaza. We never see any work in progress there for any project.

I hope any one who stay opposite site such as Greenpark condo, fortuna court, OG height can help to take some photograph and publish it at this forum for everyone’s viewing.

Thanks for the detail, by the way, i think each tenant only have 1 unit of park lot, if tenant want more, can they rent or buy ? what is the rent charges for a convered lot and those open parking lot ?

My friend told me, bank's value at 160 for 14++sf unit on 13st Jan 2011. my friend think to buy one at 230, so bank will only give loan at 144. meaning to say my friend have to top up 86. My friend said if got 86, there are so many option elsewhere.

My friend told me that the Bukit OUG condo is currently managed by the Condo’s Residents Association committee members. If this is true, that means the management is a non-profit oriental management and the condo is managed by the residents themselves. If the committee not doing their job well, the residents can change the committee and the committee members are not drawing any salary.

Unlike other condo management, they are making lot of money every month no matter the economy is good or bad, sunny or rainy day, the management taukeh will keep laughing even in their dream because the residents keep supplying RM into their pocket. We can’t deny condo management really is a long term lucrative business.

So, where to find a condo management like B.OUG.
