I use to stay with my cousin there for about 2 years.
Everythings seems fine to me and quite convenience to goto Midvalley and KL.
If the LRT stations are real, I might advice my cousin to sell her units lor.     

Heard they are going to paint the carpark first

Bukit OUG is an affordable piece of property. There are some problems with previous management but since beginning of the year new management has taken over and we seen rapid changes. I suggest you to go the condo yourself, speak to the agents, guards, management office staff, residents there rather than rely the forum. 

How much the price for you 1222? I just settle 1 unit with price transaction RM205 - 1465sq ft.

Now, i ask my agent help me to rent out price will within RM 1300 to RM 1500. (to cover my installment)...HAHA!

Just pay the downpayment 10% and key already on my hand. Owner just move out last week... they are agreed early release the key to me.

With the key, i already ask the agent help me to look for potential tenant. Just a minute ago, agent told me rent out with RM1400....will sign the agreement by next week. Kaya....kaya 

Yes, I know the transaction maybe take a longer time, but this is not my main concern, I only concern how fast i can get back the return.

I also been told by the agent that i needed to pay extra 2% in order to get letter of consent. ( I dun know what is that???) (Anybody got idea on it).

Bear in mind, Z residence is going to start work somewhere around Mac 2011 & another project (from Treez owner) also hv a project near by bukit oug will start work around Mid of 2012. The people got a lot choice.

About the 2% for liquidator to get consent, how come I no need to pay for it when i bought the unit since last year?

There is another commercial development next to the tamil school. From source the studio 500sf start from 300k up!

To bukit oug owners, dont sell now OR set high price. Keep awhile more rent first. kekekee

What i know/heard that the 1% is only available for transferring title process, if you not take this opportunity to transfer your title now, later you apply to transfer, you still needed to pay NORMAL 2%. For normal SnP still needed to pay 2%.

I not the agent ....i dun know market value.. , but i think should be around 120k ~135k....is depend which floor and facing where. Renting i think around 650 850.
