Heyyy,

I heard from jalilview ppl thier project is right next to this condo. Selling quite expensive if compare to bkt oug. rclxms.gif

If compare bkt oug is a very good buy. Any idea?

I recently bought one 1448sf unit block-5, checked with Parasana (LRT company) the main station confirmed is right infront of BKT OUG condo. However still doubt about this plan kindly check with DBKL, MPSJ, MBPJ, PRASARANA OFFICE. rclxms.gif rclxms.gif

Btw, i'm seriously considering Jalil View. Any input guys? smile.gif

Good advice bro, i checked with lawyers, bankers, agents and residents also before buy this place.

At first some friends against me from buying but after serious consideration i decided that this is the place where offer me affordability and near to city. Now i making good return already, even some friends start looking at this area.

Investment are for those who can foresee opportunity.

Soo many project coming in near by this area, one jalil , the z, km1, 308, parklane oug, tiara mutiara, exsim(the tree developer) hv another condominiums@bukit oug/bukit jalil. :clap:
but i still like bukit oug condo, today i just book 1 unit 1222sqf from agent.
rental return vs price this condo very high! :D

Blk13 1222sqf rm175k in good condition, but from my experience transaction take at lest 5 months. "settle" mean booking o key already in your hand?
if fully transacted you can easily get that rental. icon_rolleyes.gif

now, parklane oug avg 290psf, next year next phase expected >300+psf, i think the z also ~300psf when launch next year. if they selling good, price psf sure further up lo.

rm300*1458sf= rm437k

For a 1400sf unit condo with almost half a mil ringgit not many ppl can afford this price tag. Therefore bkt oug would be one of the few options.

maybe that time your vendor pay the 2% or your unit hv transaction after the liquidator Ler & Lum take over and the 2% paid.
so the subsequent transaction only need to pay rm50 to the liquidator for getting the consent. smile.gif

Any forum-er go to auction house bid for the 1465sqf next Monday??

Wednesday i call the auction agent ask about that unit, he "LCLY" ask me what my budget then said " tiada 220k budget no need come, waste time only"? doh.gif But i think is good news for us Bukit oug owner!!! rclxms.gif

Dono 1222sqf and 1448sqf can go for 330k to 380k drool.gif after the lrt and the new condo surrounded completed?? tongue.gif
