Yes, connectivity is bad right now but given that ECRL is being completed and possibility is high they might extend MRT to Puncak Alam from Kwasa Sentral, I am OK waiting it out a bit. And I will not be forever working in TRX, but my family are happy with the life here, and shops and amenities are a plenty around here. The nearby Elmina Mall also helps. People forget Bandar Utama, Damansara Perdana and Kota Damansara were Palm Oil plantations, the 1U new wing was an empty quarry and there was one small road connecting to Bandar Sri Damansara, but slowly connectivity will improve.

I see the same with Persiaran Mokhtar Dahari, Persiaran Atmosfera and the rest of the connecting roads. Once the politicians remember to do their job, it will improve. The worst culprit for me is the junction in front of Alam Budiman, solve that intersection and it only takes 8 mins from my house to the entrance of DASH. On a good day, it takes 50 minutes to get to TRX, which is fine enough considering the distance. And I can still fall back and take MRT from Kwasa Damansara. So in a way, I am quite covered.

If you work in KL city and 5 days in office

that is taking too much time to travel, exhausted

everyone is fair to have 24 hours a day, no one can guarantee future. Wasted portion of the time on travelling each day than spending them with your family, hobbies or even to yourself.

many says see subang, last time nobody want, puchong nobody want and now it has become like a prime place (example). history or the past never guarantee you future but what guarantee you is you will get old, how do you want to age yourself?

getting far just for landed and travel into city for work is insane. especially when you have a family, those arrangement, child care etc.. all for the landed house and yet not cheap too. 800k+

Neither right nor wrong. But during the 1970s, Malaysia is still rapidly growing and population growth is very positive. Basically anything is in its exponential growth phase.

Coming back to now 2020s, Malaysian population growth is pretty much stagnated, economy is also so-so only.

So it's best not to take your Eco Grandeur and thinking the property price will 10x. It's easier for RM41,000 to grow to RM410,000 than a RM800k-1mil house to even grow 50%. Which RM800k-1mil terrace houses are the norm nowadays.

As for developers, of course they will paint the development as the next "Desa Park", lush living etc. Once they hand over the property to you they will wash hands.

It's better buying Bitcoin than some unlimited supply of property.

On and off, sometimes drive, sometimes MRT. My wife who works in Petronas KLCC drives every day as my daughter goes to daycare there. Yes, there are jams, but it is the same everywhere. I say the jam near Saujana Putra is worse, especially near Putra Heights. But I like the area so it is a tradeoff. It is not for everyone, I will say that. But I have friends who live in Seremban who commute to KL, so it amounts to the same thing!

Oh, I do agree with regards to the property price. I am lucky in a sense that I got my property at a steal when originally price was close to 7 figures whereas I pay a little more than 700k for mine. Again, it is not for everyone, so if you are happy with your property, good for you smile.gif .

I got a friend staying at Semenyih and travel to KLCC, by 6am kena keluar, sampai office 8.00-8.15am, daily spent about 4-5 hrs inside car. After that ada MRT at Kajang it is much better for him, can nap inside the train.

Gamuda gardens also same lah, when township develop more and more, more cars are flooding in.

remember setia alam back in year 2008-2010? the resident there for first few phases so happy staying there initially, after few years when the international school buka and the toll and NKVE is freaking jam.

I still remember those agents marketing setia alam props back then... got highway, only 30 mins to kl via highway... mana tau after several years now kana fk up like now

traffic now is really fk up to the max, I salute guys like u can driving so long. take care of your health buddy.

like me if i wanna go to kl/pj also I just take lrt, then after that take grab or just normal bus, easier that way.

done that b4 by driving, Semenyih - KLCC area, Megan Avenue. Also few months Semenyih - Publika area. if travel at 6am, no jam or very2 less jam, reach office at 7am, latest at 715am. But if travel at 630-640am, standy to reach my office area at 8am with jam start to pickup at Cheras area onwards to KL. But if travel at 7am, I end up reaching the office at 9-930am, depending on traffic.

For many months, taking the MRT Kajang - Megan Avenue, take the 715 or 719am MRT train, and reaching the Mamak Megan Avenue 1 at 830am almost consistently. Just that starting last year enjoying taking a bike to office, 730am from Semenyih and reach Megan at 820am

If you compared newer township with affordable landed home, then Elmina is still the best option despite all the drawback.

What other option if you die die want a landed home below 1 mil that was built in last 5 years? Rawang, Puncak Alam, Semenyih, Puchong South, Uklu Klang? Elmina's location seems to be the most centralised among all
