The F is the Selangor gomen, why keep on approving all housing development but not thinking about the whole other aspect like existing road sizes etc. Then for sure (based on flood situation), they just merge the drain from this newly developed house to existing drain hence flood situation happened. Cheapskate to develop new road to cater this additional people jump in to new houses? Just make additional traffic lights for this at Semenyih and Dengkil which make the jam worst

If you compared newer township with affordable landed home, then Elmina is still the best option despite all the drawback.

What other option if you die die want a landed home below 1 mil that was built in last 5 years? Rawang, Puncak Alam, Semenyih, Puchong South, Uklu Klang? Elmina's location seems to be the most centralised among all

You are welcome to suggest another township, maybe Puchong South is also ok if your area of activity is more towards Cheras/SUbang Jaya instead of Shah Alam/PJ. There are people who die die want a landed home but can't afford prime location or renovation for subsale house, so they need to give up some convenience.
