QUOTE(Clueless07 @ Apr 27 2025, 06:32 PM) Yeah la. Elmina Memang tuck at a dead end. All true, but the house price there don’t play play ohSales agent will say well connected. Got Dash got GCE. Even say 12 mins to KLCC ( that’s driving at 150km/hr at mid night when go no car. ! The fact is GCE connect to NKVe which is a bottle neck. All other NKVE exit like subang , Damansara or Duta also bottle neck. DASh- Memang kena conned- no direct in and out to Elmina. Then they will say Elmina and Denai are side by side. Bro and sister. Well planned out township. But they are very much lacking- international school, hospital, good mall. And remember- SD Memang not good at their commercial. Well- hope the master plan is complete and not so much more new development ba. Else traffics will only get worse. Let see if they start building more condo/mix development. And oh ya…. No LRT and MRT too So…. WFH and Study from home is the way forward. Many houses price in million dy, terrace also min 700k-800k These area premium |

QUOTE(Scirwode @ Apr 29 2025, 02:52 PM) I am one of these people, live in Eco Grandeur but work in TRX. I was born and raised in TTDI and my parents still live there. People forget that when TTDI was first developed, it was on the edge of KL, with only one road connecting it to KL and monkeys frolicking all along that road in the dark of the night. That road is now the road towards Semantan towards Bukit Tunku (past Pusat Bandar Damansara). When my father bought his place in TTDI at an eye watering price of RM41,000 in the late 70's, all his friends laughed at him, saying why buy a place so far from them, encouraging him to come to Ampang or Cheras. Guess who is the last one laughing? The value of the house now is easily in the seven figures, of which he could sell if he wants to but chose to stay and enjoy his retirement. you drive from eco grandeur to trx everyday?I see the same thing happening in Eco Grandeur. Yes, it is far from KL but as far as quality of life is concern, it is actually very nice, allowing me to enjoy the scenery and the laid back nature of the area, similar to what was available in TTDI. TTDI now is too hip, too commercialise with hipster cafe's, restaurants and posh shops and what not, but Puncak Alam has its own charm. Yes, connectivity is bad right now but given that ECRL is being completed and possibility is high they might extend MRT to Puncak Alam from Kwasa Sentral, I am OK waiting it out a bit. And I will not be forever working in TRX, but my family are happy with the life here, and shops and amenities are a plenty around here. The nearby Elmina Mall also helps. People forget Bandar Utama, Damansara Perdana and Kota Damansara were Palm Oil plantations, the 1U new wing was an empty quarry and there was one small road connecting to Bandar Sri Damansara, but slowly connectivity will improve. I see the same with Persiaran Mokhtar Dahari, Persiaran Atmosfera and the rest of the connecting roads. Once the politicians remember to do their job, it will improve. The worst culprit for me is the junction in front of Alam Budiman, solve that intersection and it only takes 8 mins from my house to the entrance of DASH. On a good day, it takes 50 minutes to get to TRX, which is fine enough considering the distance. And I can still fall back and take MRT from Kwasa Damansara. So in a way, I am quite covered. QUOTE(Scirwode @ Apr 29 2025, 04:59 PM) Oh, I do agree with regards to the property price. I am lucky in a sense that I got my property at a steal when originally price was close to 7 figures whereas I pay a little more than 700k for mine. Again, it is not for everyone, so if you are happy with your property, good for you How to get cheaper price?Scirwode Developer give discount because tak laku? Or previous owner desperate to jail? |
