SJ 1st gen offspring here..currently working and living in KL but I'm looking to buy a property here in PH. I think SJ is too crowded (and boring for me since I spent the 3/4 of my life there..) so for long term stay I prefer PH cuz its not too overdeveloped like SJ but still quite near to places I'm familiar too, and yes the LRT. I've had enough of 'vibrancy' since I got tired of the busyness and congestions all my life in SJ and KL...

So your "fact" is in which of your post? Maybe I miss it.

Oledi got 2nd gen and others making purchases here, which defy your so call statement 2nd gen leaving this place although there will be some who choose to move out but how many? You got such data / fact to support your claim? And don't give us statement like data is not cheap and cannot be disclosure. The least you can say is where the data or source is. I can buy it myself to read unless it is not publicly available.

Let me share with you another "fact" from my records.
Below is a screenshot of Napic Landed Price & Rental Selangor H1 2022
It shows Double Storey Terrace in PH experience a 7% increase in price between the period July - Dec 2021 to Jan - June 2022. A 7% increase in that short period. Compare to other location, like Ara Damansara at 9.6%, it loses out but at least it is not negative or showing sign of dropping like you claim.

Go to napic.jpph.gov.my site and you can see alot of reports on properties. BTW, napic report is Free of charge....ya

So, I'm still waiting for your "fact"....ya
