If you don't like it in future and need to exit, that time only look at the investment point of view is too late.
Many say ownstay and ignore the investment point but when things don't turn out the way they wanted, it's going to be difficult to reverse the error.
Ease of collection of rental is not influence by high or low dense but the quality of your tenant.
