apart from its density which is on the higher side, everything else bout this Kinrara WIP is reasonably good.

900 sqft with balcony layout is pretty darn good. freehold is absolutely a huge bonus. Stone throw away from bkt jalil & puchong kinrara.

Only a little disadvantage is you can't walk to nearest LRT station, especially during day time when outside is 35 degree C.
1.2KM will probably spend you 5-8 minutes

And also during night time, that area a bit quite.

Anyway, if you hv a car. everything is not the problem.

this is good for own stay. if u look at its macro location, it is considered quite strategically located. u get giant and along the road and pavillion 2 is a short distance away. Those surrounding pavillion mall i reckon will be hyper jam once the mall is open for business

From the location and the price tag, i don;t complain la.
only little regret can't walk to LRT station.

Are you mention the Jln sungai besi puchong?
This road will be definitely jammed when Pavillion 2 is open end of this 2021.


And don't forget the pending Paradigm mall (Near Kesas highway OUG/jalil link junction) that might be open soon once pavillion 2 fully rented out.
Fortunately or unfortunately, it was on-hold. but one uncertain factor is after the impact of covid19, it add more uncertainty.

So in summary, Kinrara/OUG/bukit jalil would be hot spot area, i guess.

Walk to BK5 station still ok , maybe around 20min can reach.
However as you mention during night time abit risky, especially when u pass by BK1

If the army camp start to develop then that area will lively.

If the land is use back last time Rica Residence, i think 1.6k unit should be ok
1600/6.8 = 235 (nowadays all other project also around 220 ~ 240unit/arces)

But need to look who is the developer and floor plan

The location is indeed ex-rica residence project
Based on DBKL info, the land got 8arces 16xx unit mean around 200 unit per arces

I not very sure right now , last time few case of robbery during early morning (bk1 road to the industry area)

Just kepo abit, regarding the plan density of 240
now social media very hot for one project called M Vxrxicx by Mxh Sxxxx.
This development has about 3,600 unit, 5 block of 54 floor
Take note that this is not Rumahwip.

This is New RUMAWIP upcoming project located near KinraraMas condo, very cross to Bukit Jalil. U can across from the website below for registration. They will call to arrange Zoom Briefing.

can search for *Kinrara Rumawip* website


as I know now is only pre-register status, Mid November onward, they will be starting for booking and can choose units.
The developer will have a showroom in End December 2021.

Agreed with you.

But it may be easier for sub-sales unit.
Like the new buyer can visit there to check the situation in morning/afternoon/night to see the surrounding.

But for those new launch...
Only can see the showroom.. as all the unit not yet ready.
Sometime not even show room, they just show the scale model only.

But i suggest, at least do google map (if available) to see the surrounding.
and check the developer background...

Also do check surrounding project (may be other developer) rental return, sub-sales price... etc to judge the development.

Soft launch already, you can start to contact with the agent... there are numerous..

But pls select carefully, when need to pay down payment.
Just visit to the show room or pay to company, lawyer etc and not their personal account to avoid any potential disputes

Or you can go to the show room.
Unfortunately i am not the agent. i been over committed with current debt and can't buy more property.

I believe now market is bad, no more HOC.
When you reach to showroom, other agent will surround you like bee when they see Honey.

I asked same agent too. Agent informed developer not allow to share this info before get APDL.
This replied really embarrassing, the actual site never a P&C issue, why so defensive to shall info since they already open for booking/ log quota.

Inside tat area got Kinrara Mas condo and the road for that whole area is single lane , sure jam like hell unless thy widen it .

TBH, if to compare, parklane is consider low density nowadays
You cannot just compare with unit.

Example parklane 4225 unit at 30.08 arce (140.45 unit / arce)
This project 1604 / 6.41 (info from previous ppl reply) = 250 unit / arce

Almost double the density, i think currently champion is M vertica

And currently parklane is renting for 1k per unit. You can ask how much the buyers there bought for. Definitely higher than 300k, no?

Because it didn't mention the unit size.

So it better to refer the plot ratio as approved by local govn.

For residential properties, the density is normally measured by units per acre.
The more exact measurement in the official approval will be ose (orang seekar) where 1 unit is considered 4 ppl.

We dont count by total sq ft in residential developement.

Very impressive comparison.

Just some correction…
To be exact, due to limited land, mostly klang valley (or Penang island). below RM 500k you can only buy a small/medium condo.
If you go outside of klang valley or Penang, example Ipoh. You can buy a landed house with RM 500k.

Wait... Studio or some Soho may not be 100 % commercial.
They could be residential title governed by HDA schedule H.....
When someone sign the SPA, you would know.... because HDA SPA almost the same.

So my understanding, what you mention for the commercial title studio unit are those units built physically on commercial hub, for commercial purpose.
Example: Those condo above Parvillion, Sunway.....

Well, when someone tells you something new to you, it's a wise move to find out whether the info is true or not before coming into conclusion so fast.
Try do some research, try to look at the development orders of a residential vs commercial developments, then you will know.

What dbkl is thinking? Only 71 units come with 2 car park so they expecting other park outside main road isit? And then if people park outside side main road they give saman straight away. Logic apa? Or this is how dbkl earn your money and it cause so much jam.

I think for those Rumahwip or other development (as long as not low cost flat), a car parks would be inclusive nowadays....

I noted some developer will build the car park in basement and up to 7-8 floor to accommodate more space for car park.

i read an article, like one car park construction cost is around RM50K to RM75K, thats why developer would rather increase the build up to attract buyer than given two CP...

Could be..
But i think this refer to the CBD of KL or Selangor etc.
Not all the places the same price.

Example: in remote Kampung, due to it's location, the land price is low, so the build up cost also lower.
But don't misunderstanding this Kampung is Kampung baru KL...now Kampung baru is not cheap

looking at the material used, seems impressive, like i did not expect the 2x2 tiles and even full tiles for toilet. its definitely a plus

Why this project procedure seem terbalik from other Rumawip?
As I recalled, usually place booking fee, submit documents for DBKL screening, application approved then only apply loan and choose or ballot your unit.
Lastly, engage lawyer for SNP and loan agreement and pay balance deposit.

Frankly speaking... nowaday is new norm...
I saw a news from local main stream Chinese new paper, they reported those unsold unit also include some affordable house.
So not easy to sell it all to the public.

Don't believe too much agent claim that 80-90 % sold (not only this project, but also other...)
This only for those made booking, whether they can secure the loan is another issue.

So some developer is focus to clear the loan first.....
that mean the buyer is more secure to get the house.

Wrong, as long as you've made appointment in advance with your agent / sales staff, you may already visit the sales gallery / show unit irregardless of your loan/KWP status.

Not sure if appointment is no longer needed after 1st May.

I not sure the latest AK project.

But the project Puchongmas which very close to this Vierra project.
was confirmed came with Airc cond point and piping + drain in Living hall and master room.

This save few hundred ringgit per point already.

You can clarify it.

Hi guys, interested with this rumawip but after researching, i saw there’s a news back in 2019 that there’s an illegal dumpsite near Kinrara Mas, not sure has it been solved? Seems to be super close to site or this rumawip is actually the dumpsite? 😅

Eh... what time you go?
Different timing may has different result.
Example: in Kesas highway near the Parkland Klang always has strong smell, not sure it become okay/

For Kinrara, i think the smell also more intense near the Kesas highway exist into Kinrara few years ago.
Now may be better.

I went there around 7pm ish, right after work.
I walked from kinrara mas condo to Vierra Residence
construction area. I haven't encountered any smell
on that day.

According to the Vierra Residence agent, the land just besides Vierra Residence belonged to another developer, the agent informed that they don't know the development plan for that land. If it's again high rise residences, the traffic will definitely be very bad.

Even if belong to same developer, you can't stop them from building anything example is Citizen 1 & 2, some buyers say when they buy sales agents/developer say land in front no more development then poofff suddenly Citizen 2 🤣

Then if possible and afford, just buy additional parking.
I estimate many will park their car outside. So when a person home late and don't have extra parking. they need to park very far to walk home.
In case raining, then more harder.

I think no rules to limit land owner can't/can do.
Especially, those empty in Klang valley.

Any space with good location will made big money.
Imagine you are the land owner of 6 arce land next to Vierra. in stead to leave it empty or build shops.
In case you can build Condo (1,200 unit x RM 300K), how much sales and return you can get?
So Cash is the king.

Because last time when i was started the thread, the RUMAWIP name was not revealed.

Now i updated it.

Anyway, i think you should leave your name to the agent, regardless whether got non-bumi lot/unit.
BEcause as you know, bank will filter off some buyer in most of the case.
If you want to play some trick, apart paying 30K (10 %) as down payment, you ready another 10 % to pay as cash and get 80 % loan.
Because certain bank EF (end Financing) easier to be finished.
Try to apply few banks...

The LO is a draft copy, with a default unit of 38th floor of the property written in the LO.
The interest rate, insurance and terms are in the draft copy.
After getting approved in KWP, only will sign the real LO face to face with banker.

In my case, I submitted the loan application. Then this Public Bank banker called me. He told me that if I proceed with the loan application, in the event I dont get approval from KWP, I still have to pay the bank RM1k plus. That's why I didn't proceed, and decided to wait for KWP approval first.
But it seems like the developer and urusetia dont even consider my application in the KWP portal. BTW, I'm not first home buyer. I know the priority goes to first home buyer.

I go for UOB. Lower rate compare to MBB.
I was told the fee will be waived if my application is not approved.

Mine no need face to face, just using app to digital sign on the document and send back to my loan officer.
I was told after KWP approve, the final copy only i physical sign on it.

Just go round this condo site and surrounding up to Kinrara Mas and Andes condo and exit near the traffic light to Jalan Puchong.
No smell anything bad in the afternoon.

Well in the morning that main road is jam badly but expected la coz the only road to connect to Jalan Puchong and Old Klang Road from Kinrara.
Tamil school also contribute some traffic there.
Nice piece of land with Indian temple at the side and landed property nearby.
Buyer need feel the peak hours jam for yourself and parking will be big issue here. Cannot park roadside coz really no space as the only road is one lane each side. Be prepared get tow la if park outside.
If me will fork Rm18K buy extra parking smile.gif

do not need to worry, the road is border of selangor and kl and its carry all the usual problem, authority not sure where is under theirs. Jalan kinrara 1 is the legend as both selangor and kl not get mutual agreement that why its still 1 lanes for decade.

My guess is face the school. Best ask your agent.
The Tamil school entrance already write the address, Jalan Puchong, 47180 Puchong.

But this project is KL Wilayah. Interesting.
Kinrara Mas is Bukit Jalil. 58200

I also thinking whether to choose Tower B facing indian school (facing South) or Tower A facing facilities (facing South East). Hope won't block too much in future and not so noisy. If roadside, sometime those motor make noise at night, it quite troublesome 😡

New launch project usually depend on the EF (End Financing) allocate by the selected bank.
Actually you didn't have choice....

Furthermore, most of the buyer prefer Maybank loan, because their interest rate is slightly lower.
Save Sikit sikit jadi bukit...
This is why, they select their customer....

I suggest you also apply another bank which is panel for this project.
to increase your chance..

regardless tower A, or Tower B, whenever there is still empty land, then there will be future development. Depend on luck, though.
Mid floor to highest floor, will be better bah, but it's all depending on the speed of the carrier lift. Lol. Hopefully this developer will provide/ built it steadily.
Preference, towards SJK (T) Ladang, or unit facing Facilities like you say. Otherwise, future Vierra Residences' communities will need to burn midnight oil spamming their webpage.

They did send the notification thru email and ask you to select 'Berminat' or 'Tidak Berminat'. Once you select 'Berminat' u will get approval letter and can be download thru the portal.

But from the commercial sense
Rica : around 400 units and asking price from RM 600 sq ft => RM 240 Mil GDV
Vierra : around 1300 units and asking price from RM 333 => RM 390 Mil GDV
If you are the boss, which one your option?

May be due to RW, the plot ratio could be higher, so developer can opt to build taller and send more unit...

My sales agent basically did everything for me from start to finish. Showroom viewing, loan application, submit bank's letter of offer to developer, I filled up my profile registration on KWP website and he vet through it before submitting, gave me a list of documents to prepare and submit to KWP website for Vierra Residence application on 28/4, and finally booked my chosen unit with developer.

According to the agent, it is approve based on LO submitted (by batch) to the developer . I’m 003XX. Status is still “Lengkap”.

Dunno how many have taken as per now.
The unit is selected via system, but we can’t access to it. Your agent will ask you to standby at least 5-10 choices of your ideal unit. When the system is open, the developer admin will choose your selected unit for you. If all of your ideal unit have taken, they will directly call you to re-select on the spot.

My sales agent submitted this two documents to developer for me. After that about 2 weeks passed before the developer informed my sales agent I can choose a unit. This developer uses an online system for unit selection, with access through the agent. Buyer can't access it. I had to give my agent a list of units in order of my preference. Reading your experience shows that developer and Urusetia are not transparent, sure given out nice units to orang sendiri. My friend has failed application on other RumaWIP so this round he make sure everything is in order. The agent serving him also another b@bi, my friend already prepare everything to the dot and hand it to him on 26th April, his queue still gotten 700++ then after 2 months only gotten Surat Tawaran. Lucky still can dapat else have to wait again other projects, went with him to see other open market projects but coz of the stupid RumaWIP loan already approved, his CCRIS can't lepas

I suspect it is because you are not supposed to share your CCRIS in the public (check the T&C that you click "agree" when accessing your CCRIS).

As you can see in the CCRIS report, the RHB entry is for application of credit. Nothing wrong. This is because banks want to stop loan compression or multiple submissions. Some banks are stricter than the others. If you want to submit loan application for another project, you will need to ask the banks to cancel loan applications for this project first. Even if some banks allow you to submit for another project, they will also ask you to cancel other loan applications before they disburse the money.

Planning to get level 8-12 only. Just to be safe on lifts and water pressure as well. But, most rumahwip unit selection are balloting right and not by securing with developer right?. I'm not sure what's the actual process of getting unit.

The unit 19-22 should be kind of "Break Tank" la, the water tank still located top of the floor.

There should be some other break tanks in mid floor of other block to convey water constantly to the water tank.

i also get appointment on this weekend. Yes, they request to pay the deposit and also the Lawyer fees. But if you are finance 100% maybe just need to pay Lawyer fees? You might check with your agent.

my loan offer signed on 8th Apr and sent back to bank officer, then bank officer submitted to developer.
The approval on portal is different thing.

I don't think so. The stamp duty waiver is subject to condition.
Rumawip is not HOC kind of champions (it been ended. Anyway).

If you already has a house or inherited.
You have to pay stamp duty for this property.

Just separate issue and some concern for some buyers.
And as most developer practice, since they will pay for the SPA lawyer gee, so they ask you "must" get the loan legal fee from the SPA lawyer....
Buyer can't opt for own lawyer or panel lawyer from the Bank.

I can't say right or wrong, it may be good to ask same lawyer to do, so that you have lesser problem for the document delay and kena penalty charge later.

Lawyer ask me to request receipt with Developer for filling purpose. But then i ask my agent request with developer, they said only can send it by Mail.

Maybe they need sometime to verify the payment only can release the receipt to us?

Initially I've chosen tower B as well, due to the fact that its not facing direct afternoon sun but unfortunately my agent failed to secure my desired unit, so no choice I've moved to tower A since then, senget senget will kena abit of the afternoon sun but at least I got my unit.

I chose my unit in tower B considering these:
1) avoiding afternoon sun
2) preferred facilities facing unit as outside facing unit may be noisy
3) the basketball and futsal courts are near tower A. Facility facing units at tower A may be affected by noise from kids playing there
4) I wanted a corner unit with extra corner window in the master bedroom. There are more of such units in tower B than A

I choose tower A, I prefer house that can get direct sunlight. I used to live in condos that only able to get a little amount of sunlight. It is damp and humid. Clothes could get 2 days to dry and a lot of indoor molds and peeling paints.

And also, according to fengshui, tower A direction more suit me haha biggrin.gif

But still pending to choose unit...almost 2 month oledi
If took 100% they force u to take MLTA pay by cash 24k+

I have something to ask. I have signed the LO (from Maybank) and got my unit secured/locked in tower A. After further discussion and consideration, i would like to back out from the offer.
I have not signed for SPA yet. So i asked one of the developer agent (name Sam), that i wanted to pull out from the offer. She asked me that i would get a penalty for cancelling the agreement, need to pay RM2000 and will have a bad record in the future.
I wanted to call my banker to get her confirmation personally but she said i don't need to do that and only deal with her. This got me SUSPICIOUS as per LO, it does not stated that one have to pay penalty if pull out from the agreement during the period.

Anyone have any idea/opinion/experience on this?

I had a call with my banker and she said i would not get any kind of penalty (according to LO as well). It is only the record of me might look "bad" in the future considering i am getting a rumahwip with a 100% loan + MRTT.

Did you check your LO? Don't think different Maybank LO will have different terms.

Anyway, you can't go wrong with a rumawip. If you can't even afford a rumawip now, what makes you think you can afford other houses in the future?

Also, you got 100% loan and you don't need to fork out any DP. You are already miles easier compared to other people who have to fork out 30k.

The blacklist is just a threat, RumaWIP can still decline and select other projects albeit your application on other projects will not be high priority. Only RSKU is strict enough that you'll be blacklisted if reject upon offer.

Sinking fund is separated,
Mean if the maintenance is fee 180, then sinking fund is 10 % additional.

RM 180 +18 = RM 198

Yes, i agreed with you..

Only the word of "break even" should be changed to "manage". Sorry, my personal opinion.
Example:
If the monthly rental is RM 1300, the loan installment is RM 1200.
the owner seem got positive cash flow of RM 100 per month.
But take note the maintenance fee + Sinking fund, home ownership insurance, cukai Tanah, Cukai pintu .. are excluded.
So owner might need to folk out more cash....

But..... do accept the fact that Rumawip is one of the cheapest/affordable unit in the market.
If you buy normal property, the entry cost could be around RM 600K++ or more.
Rental is almost the same collection rate, but your house installment would be more killing you....
If someone can't survive with rumahwip, no need to consider other.

Now building materials cost (cement, rebar, pipe etc) been increased, shortage of Indo worker...
Increasing interest rate etc... this will pull the house price to be increased too...
If someone not own a house now if you given a choice, the life will be more tough.....

All non-bumi units have been snapped up.
Now your only chance is to hope someone's spot (non-bumi) would be released due to last minute loan rejection, KWP rejection etc.
Bumi lots, there are hundreds left..

This project just left bumi quota. Non-bumi quota is all finished. If any bumi buyer here are interested, kindly just PM me, i can help to facilitate the whole process. For those that have submitted your application to KWP website but no update at all, this is because you may need agent to liase with developer to get your application approved. Developer only will approve in the KWP platform if you have Loan LO approved. Can pm me for more details smile.gif

Bumi lot left 20% only, selling quite fast. This project is just too good for the price, location and facilities. Even Bumi units are selling pretty fast. No chance for Bumi quota convert to non bumi

Hi, may i know if my application status shows "Semakan Pemaju". What does it means? i have been waiting for more than 6 months. salespeson told mwe that it has been approved but waiting for unit selection. Anyone encounter same situation like me?

Hi Guys,

I already signed the SPA on July 2022, but until now i still haven't get any update from the lawyer. I already paid for the lawyer fee when they whatsapp me the invoice. I heard that someone already started to repay the loan interest. But i didn't get any notification from anyone, my banker is public bank. Anyone have the same issue?

Really appreciate if someone could share information with me because i kind of getting nervous now as i just checked my debit card is expired not sure if that is the cause. Thanks.

The developer has put in photos of the Site Progress at https://vierraresidence.com.my/. Piling at Tower A is completed and the above ground portion is coming up, while progress at Tower B looks less advanced.

Vierra Residence is nearing completion. Last month Fajarbaru mailed a progress update letter which showed that only sewerage works are outstanding. At the site, can see the buildings are painted and can see trees and greenery planted. Most of the windows have had the blue protective film removed. The rubbish shed is completed. The guardhouse is under construction.

This is my first home purchase, so can I ask more experienced guys here, after the completion of all construction, what else does the developer have to do before they can hand over keys to purchasers? How long more do you think it will take to hand over the keys?

Tomokitsu andalan is the bumi-only. both andalan and ayanna under construction now
